Unfortunately, market conditions are such that additional time is necessary to finalize the map. I am therefore in support of Staff's recommendation to approve the proposed time extension. When the City Council approved this subdivision there was a question of HCP compliance in a letter submitted by the California Department of Fish and Wildlife. Although it was ultimately determined not to be legally required, we nonetheless deeded the additional 3.24 acres of preserved open space to the City of Poway to meet the percentage of preserved habitat requested by the California Department of Fish and Wildlife. During the original tentative map approval hearing, neighbors raised concerns about future development on the adjacent Dandeana parcels. I am happy to report that there will be no additional housing, affordable housing or development as we are now under contract to sell the adjacent remaining 76. 76 acres to the City of Poway and that those parcels will forever remain preserved open space land. Thus, under City Council and Development Services Department stewardship, out of our 160 total Twin Peaks acreage, only 20 acres remain proposed for development, thus preserving 87% of our property in permanent open space.
