As a resident of Poway and in very close proximity to this shopping center we would like to express our full support for the necessary changes to be made to allow for an updated and more modern look. Currently the shopping center looks outdated and lacks excitement. We currently purchase almost all of our groceries in Carmel Mountain stores. With the addition of a more modern, clean, and larger grocery located within Poway, it would allow residents an option to shop within the city limits and keep tax money within Poway. An update to this shopping center and new tenants will help boost jobs, community activity, and start a new chapter for the evolving city. We are excited to see the new changes and growth around the City of Poway. We bought a house in this city because we saw potential for it to become updated and change for the better while keeping a local feel. Its exciting to see new construction and developments happening, it will be a great place to continue to raise our family. I'm looking forward to having a grocer in that space! The old grocer had a food court, and I hope you will consider keeping that. Also, commenting on the aesthetics: I believe the exterior color and elevation detail looks beige and dated. Also, Boxy bumpouts overhead can be done in a modern way, but this particular design doesn't translate well and it actually seems dated as well. Thanks for requesting feedback, and hope this is helpful. I hate seeing the old Atlas grocery store sitting vacant and I'm glad to hear of your plans to put a first-rate store in there. I still miss the old Albertson's. I wanted to reach out in support of these efforts. Updating the look of the center will help improve and modernize the appearances, consequently draw in more customers. The city of poway, although known as the city in the country, can benefit from modern looking shopping areas. It encourages and draws in many people, who may chose to shop outside of poway due of a run down look. I am excited to see this larger shopping center be a leader in Poway as we modernize the city's feel and energy. October 1, 2020 To whom it may concern, First, we would like to thank Mayor Vaus and the Poway City Council for all you do for Poway. Since 1989, my family and I have been a part of the Poway/RB community in our roles as homeowners and parents of two children who went K-12 in the PUSD. In addition, since 2006, we have owned and operated AnhCore, Inc. dba ACE Tutoring of Poway. Most people in the area would agree that Twin Peaks Plaza is the central shopping center for Poway and at least the portion of RB east of 1-15. The main local competition for the City and its retailers is the Carmel Mountain shopping area. About 5 years ago, we made the wise decision to move ACE Tutoring of Poway from its original location to the more centrally located Twin Peaks Plaza. From the beginning, we were impressed with their desire to include a family owned business that would support the children of the Poway community. We are extremely excited about the prospect of the Twin Peaks Plaza redevelopment! Our new neighbor, the grocer who will fill the space formerly occupied by Atlas Market, will be a welcome addition to our plaza. Throughout 2020, the devastating effects of COVID have underscored the importance of a well-kept, essential services center anchored by a quality grocer serving the community and surrounding areas. We support these initiatives that would greatly benefits the plaza: • An updated, modern environment to provide greater visibility to new and existing retail • Ensuring a dynamic merchandising mix for a symbiotic and enticing consumer draw • Strengthening the existing retail by providing placemaking enhancements • Securing the relevance of the property to the surrounding community by investing in the site's long-term health • Higher foot-traffic count with addition of quality grocery operator • Newly constructed walkability improvements as a result of increased foot-traffic • An increase in essential services We consider this a win-win for the City of Poway (increased tax dollars for one), the retailers, and the community at large. This redevelopment will achieve one of Poway's goals of keeping business local. Thank you in advance for your support during the approvals process. As stated earlier, an increase in essential services along with a significant reinvestment into the property and community is important for our long-term continued success which benefits the entire Poway community.
