Item 11 - Visual Slideshow provided by Staff at MeetingSpecific Plan Amendment (SPA) 21-002/ Tentative Tract Map (TTM) 21-004 December 7, 2021 Old Coach Golf Estates Specific Plan Area Remainder Parcel Sunroad Property Sunroad Property TTM 06-02 Remainder Parcel •Maximum of 161 residential lots in Old Coach Golf Estates Specific Plan area •Two residential lots available for development elsewhere in the Specific Plan area •Five undeveloped lots remain on the Sunroad Property •Seven housing units remain in the housing unit capacity Housing Unit Capacity TTM 21-004 •Transfer development rights for four lots from the Sunroad Property to the Remainder Parcel. •Keep development rights for one single family residential lot on the Sunroad Parcel. •Preserve approximately 120 acres of open space on the Sunroad Property for use as a mitigation bank. Specific Plan Amendment •Allow for a six-lot subdivision on the Remainder Parcel allowing for minimum half-acre lots and subject to the Residential Single-Family 2 zone standards. •Indicate that sewer pumps may be used for the Remainder Parcel development. •Other minor editorial changes to accommodate the above mentioned amendments. Specific Plan Amendment Continued •An Environmental Impact Report (EIR) was certified in 1990 in conjunction with the Old Coach Golf Estates Specific Plan. •A Mitigated Negative Declaration was approved in January 2007 for the subdivision (TTM 06-02) on the Sunroad Property. •An Addendum to the EIR was prepared for the proposed Specific Plan Amendment and TTM. •There are no significant changes proposed from the original project that would require subsequent or supplemental environmental review.
