This development proposes the sale of 19 improved lots. The trailer site is located on Lot 6 at the western terminus of Calle Seco, one block west of its intersection with Gate Drive. The sales trailer is 10 feet wide and 43 feet in length. It con- tains a total of three rooms including a bathroom. The exterior is covered with wood siding. The Engineering Department has required thatwater, sewer, and street improvements to the site -be constructed prior to the commen- cement of any activity on the site. The trailer shall also be required to connect to these facilities prior to; operation. If electrical and/or telephone services are not available, temporary services could be installed until the utilities become available.` The site should also be graded and compacted to City standards.' The Poway Municipal Code allows a Temporary Use Permit fora period of up to two years for this type of use. It is recommended that this. permit be granted for 'a maximum of two gears or until the sale of the last lot within Los Lomas Estates, whichever come first. Site Location 3. Trailer Elevation JUN 31986 ITEM OF6 RESOLUTION NO. P- A RESOLUTION OF THE CITY COUNCIL OF THE CITY OF POWAY, CALIFORNIA APPROVING TEMPORARY USE PERMIT 86-45. WHEREAS, Temporary Use Permit 86-45, submitted ,by Faith Mohling, applicant, requests to use a trailer as sales office for the Los Lomas. Estates subdivision; located at the southern extension of Gate Drive. WHEREAS, on June 31 1985, the City Council held a hearing on the above -referenced item. NOW, THEREFORE, the City Council does hereby resolve as follows: Section 1: Findings: 1. That the proposed development is in conformance with the City of. Poway Comprehensive Plan. 2. Thatthe proposed s d will not have an adverse .... aesthetic, health, safety, or architecturally -related impact upon adjoining properties 3. That the proposed development is in compliance with the Zoning Ordinance, 4 That the proposed development encourages the orderly and harmonious appearance of structures and property within the City. Section 2: City Council Decision: The City Council hereby approves Temporary Use Permit 86-45 subject to the following conditions 1. All water, sewer, and street improvement to the site shall be completed prior to the commencement of any sales activity on site or within the trailer. 2. All proposed grading shall be designed and accomplished in accordance with the City's Grading Ordinance and TTM 4278. 3 The trailer shall. be required to connect to water and sewer lines. A temporary powerline may be extended to the trailer if permanent electrical lines are not currently available to the site. If it is determined by the Director of Planning Services' that the proposed on-street-park.ng, is inadequate, provision shall be made for an on-site asphalt parking lot with a location and design subject to the satisfaction of said Director. 5. The trailer and site shall be landscaped to the satisfac-- tion of the _ Director of Planning Services to include trees, shrubs, groundcover, and an irrigation system with an emphasis on the east, west, and south elevations. 6. Any signs proposed for the office shall conform to the City's Sign Ordinance. 7. The Temporary Use Permit is issued fora period of two years or untilthe-sale of the last lot within Los Lomas `. Estates. A $1,000 cash deposit shall be placed with the City to guarantee the removal of the trailer at the f expiration of this permit.
