Project -Description As -part -of the Gemco Shopping Center. project, the alignment of State Route 56 was shifted to the east to provide an acceptable r° intersection with Twin Peaks Road.. This realignment caused inade- quate : horizontal separation from Brookstone- Drive as. it was recorded on Map No. 11507. To solve this problem, Standard Pacific has proposed a revised. tentative map which shows Brookstone Drive- riveterminating terminating,into Brookstone Court north of Twin Peaks Road. This proposed change neves itates. a reconfiguration. of four lots (1, 2 3r and 14) at the, intersection of Brookstone� Road and Court (see Attachment 4). All lots resulting from this redesign conform with k. . the standards for the Rancho Arbolitos-'s.Planned. Community 'and.no Ji changes to any of the conditions of approval for TTM. 41918 are recommended. I B. Environmental Review This proposed revision: will not result it any adverse environmental impacts ..a The previously certified Environmental Impact Report August 25, 19 81) and the Addendum to that EIR for TTM. 41918 and TTM 41138 (October 4<, 19847 discuss project impacts- and: mitigation Cl- measures. C'.Correspondence Notice of the public hearing for, this proposed revision was published in: the ` Poway News Chieftain and was sent to all property a° owners within SGO feet of the project boundary. No correspondence has been received. FINDINGS The proposed project is consistent with the City's Comprehensive• Plan in terms of its design and improvements. The site is'physi- cally suitable for the type. and. density of development proposed. The design of the subdivision and proposed improvements will not cause serious health problems because City services will be pro- vided, nor will they cause substantial. environmental damage because- t` conditions to mitigate such impacts were included in the reso]uu- tion of approval for TTX 4191R.
