GROSS ACREAGE: The building site comprises of three: separate l lots with a total acreage of 2.67 gloss acres. SURROUNDING LAND USES: The properties are zoned Manufacturing Service.. One of the three lots is vacant. The remaining } two lots have been developed with a restaurant. r and a, s ingl.e f amily residence. GENERAL PLAN AND ZONING: Surrounding land uses and zoning are as follow: to the west is an apartment complex under the RA (Residential Apartment) zone and Schauder Commercial Center under the MS (Manufacturing Service) zone; to the south. are various auto ervice businesses and the future location of the 7 -Eleven convenience store within the MS Zone; to the: east is a condominium complex ;under the RC(Resdential Condominium) ­zone a and, to the .' north is a church within the MS zone.. ACTION: f OCT 14 1986 ITEM 20 2- of 5 Agenda Report Ocotber 30, 1986 Page 2 HISTORY: On March 4, 1986, the Council approved a Development Review (DR 85-19) for the construction of a 39,013 square foot light industrial building on this site. The conditions of approval required the applicant to construct a concrete block wall along the westerly and northerly property lines, ,a 20 -foot landscape: strip along Poway Road, and buildings similar in architectural style (colorsand materials) with the proposed 7 -Eleven convenience store and the remodel of Schauder's Commercial Center. Staff is recom- mending that new development proposed for this site be consistent with the landscape and architectural theme that has been approved for this area. ZONING:. The property development standards of the MS zone would limit coverage. to 40 percent and building height to 35 feet or two stories. A 20 -foot front yard setback area is required and a 25 -foot setback area is required from the RA zoned, property west of the site. The number of required off-street parking spaces is based upon the square footage of the building. GENERAL PLAN: The design guidelines of the General Plan recommend buildings with projections and varied setback lines to avoid long linear views of buildings and to encourage compatibility with adjacent buildings. SUMMARY: This building site is one of the few remaining large sites in the Manufacturing Service zone.
