Cablay, Project Engineer 1986 Acceptance of Public Improvements and Release of Grading and Improvement Securities: Lomas Verdes Estatees, TM. 81-01 Unit 1 Map No. 11037 The developer of this subdivision has requested acceptance o the public improvements and the release of grading and improvement securities. . All work covered under the securities except for erosion control has been inspected by staff and is considered ready for acceptance and commencement of the warranty period., The developer has postedwith the City a replacement security for erosion. control. . Staff recommends the acceptance of the public improvements, release of grading and: improvement securities, and requests the startof the warranty period. TM 81-01 Unit 1 was the resubdivision. of 32 lots out of the original Lomas Verdes Estates Units 1 & 2 of TM 3842. It is located west of Valle Verde Road,` at Paso de las Piedras (Attachment 1). The tentative map was recorded on September 14., 1,986 as, Map No . 11037. on July.6 and August- 17 ` i 19:84 the developer posted: with; the City, Letter: of Credit for grading improvements and public improvments- =respectively.. Department of Public Services has reviewed the facilities and has determined that additional work is required for erosion control. The developerwas notified of they outstanding work and: has submitted a replacement Letter of Credit to cover erosion control.: All other improvements were. inspected and. determined to be complete and ready for acceptance. RECOMMENDATIOPt . it is recommended that the City Council accept as complete the public improvement. facilities and a portion of the grading within TM 01-01., and authorize release of the following securities: Letter o Credit #1 - $83.1,053 - Grading Security.: 4 release upon receipt of replacement security.
