SUBJECT: Acceptance of Landscape Maintenance District (LMD 87-1) Landscape Improvements
- Costco
ABSTRACT
As a condition of development, Costco was required to provide landscape improvements within the
public easements and rights-of-way along Scripps Poway Parkway adjacent to their development.
Upon final inspection and receipt of required documentation, these landscape improvements have
been found acceptable to City standards.
ENVIRONMENTAL REVIEW
This item is not subject to CEQA review.
FISCAL IMPACT
The annual maintenance costforthis development's LMD improvements is estimated to be $30,000.
LMD 87-1 assessments will pay for the maintenance of these improvements once they are turned
over to the District in May 2007.
ADDITIONAL PUBLIC NOTIFICATION AND CORRESPONDENCE
A copy of this report has been mailed to Mr. Terry Odle, Mulvanny G2.
RECOMMENDATION
It is recommended that the City Council accept as complete the Costco Landscape Maintenance
District (LMD 87-1) landscape improvements associated with this development as of May 25,2005.

SUBJECT: Acceptance of Landscape Maintenance District (LMD 87-1) Landscape
Improvements - Costco
BACKGROUND
Under the condition of approval for Costco, the developer was required to construct public
landscape improvements within the Landscape Maintenance District (LMD 87-1) boundaries. This
project contains landscaping within the rights-of-way adjacent to the subdivision along Scripps
Poway Parkway.
FINDINGS
A final inspection of the landscape improvements was conducted on May 25, 2005 and the work
found complete within the LMD project boundaries.
Costco is required to maintain the improvements for a two-year warranty period from the date of
acceptance, determined to be retroactive from May 25, 2005. During this warranty period, the
developer is to maintain the landscaping in a thriving condition. Following the warranty period,
should no remedial work be required of the developer, the project will be included into the
maintenance contract for LMD 87-1.
