The real property located in the City of Poway, County of San Diego, State of California,
described as follows:

Said property is located at 15470 White Vale Road, in the City of Poway.

The property of the above legal description has not been granted final certificate of
occupancy and is in violation of Section 109 of the 1997 Uniform Building Code and Chapter
15.02 of the Poway Municipal Code.
The City Manager's designee has determined that pursuant to the Poway General Plan and
the Poway Municipal Code the following improvements shall be completed prior to grant of final
certificate of occupancy:
The access driveway and road shall be paved in accordance with the approved project
grading plan, G 988-96 on file in the Development Services Department, Engineering
Division. The required retaining wall and drainage imp 3 the roadway and
driveway shall also be completed.
2. All on-site utilities shall be installed underground.
3. An affordable housing set-aside fee of $4,270.00 shall be paid to the Planning Division.
All created slopes of 5:1 or greater shall be landscaped and a permanent Iow volume
irrigation system shall be installed.
A deed covenant shall be recorded against the property restricting the guest house from
ever being rented or leased as a separate living unit and kitchen facilities from

ever being installed, if the required covenant has already been recorded against
the property, a copy of the recorded document shall be provided to the Development
Services Department, Planning Division.
The Development Services Department, Building Division, requires that the draw pipe for
the propane tank be extended to daylight and screening be installed on the end of the pipe
to the satisfaction of the Building Inspector. The property shall also comply with all
requirements of building permit numbers; 97P899, 97P900, 97P901 and 00P322 issued
for the subject residence, garage, guest house and the retaining wall along the access
driveway and on file in the Development Services Department, Building Division, 13325
Civic Center Drive, Poway, California.
The property is subject to the conditions contained in MDRA 96-44 approval letter dated
September 20, 1996, on file in the Development Services Department, Planning Division,
13325 Civic Center Drive, Poway, California.
The Safety Services Department and the Development Services Department, both
Engineering and Planning Divisions, must approve final occupancy prior to approval of
certificate of occupancy by the Development Services Department, Building Division.
