POWAY (Grantor) hereby GRANTS to EGN HOLDINGS, LLC (Grantee), the following

This grant deed is recorded pursuant to California Government Code Section 66412 (d) and is
not intended to create a separate parcel, but rather to be merged with the Grantee's
contiguous property, that being Lot 2 of City of Poway Tract No. 01-03, in the City of Poway,
County of San Diego, State of California, according to Map thereof No. 14940, filed in the
Office of the County Recorder of San Diego County on December 29, 2004, to create a single
legal parcel within the meaning of California Civil Code Section 1093 all as a result of that
certain Boundary Adjustment No. BA 17-009 conditionally approved by the City of Poway
Development Services Department on November 13, 2017. The real property described
herein conforms to approved Boundary Adjustment No. BA 17-009, and said approval requires
that this deed be recorded on or before May 13, 2018; otherwise this deed is null and void.
