do(es) hereby grant, convey and dedicate to the
POWAY MUNICIPAL WATER DISTRICT
Municipal 'later District duly organized and existing under the Municipal Water
District Act of 1911, its successors and nominees, a perpetual easement
in, under, over and across the following described real property in the County of
San Diego, State of California, to wit:
A portion of the South 1/4 of the SE 1/4 of Section 32, T. 13 S.,
R. 1 W. , S.B.M. in the County of San Diego, State of California.
All that portion of the hereinafter described Parcel "A" included
within the hereinafter described Parcel "B" :
PARCEL "A" :
The South 1/2 of the SE 1/4 of said Section 32.
EXCEPTING THEREFROM a portion described as follows :
Beginning at the SE corner of said Section 32; thence along the
South line of said Section 32 S 89°47'40" W 523.46 feet; thence N 26°44'20"
W 37.80 feet; thence N 64°23'20" E 190.88 feet; thence N 32°06'10" E 106.37
feet; thence N 48°19'30" E 91.51 feet; thence N 59°11'50" E 115.55 feet;
thence N 87°02'30" E 56.53 feet; thence S 37°23' E 56.07 feet; thence
S 71°48' E 64.47 feet more or less to a point in the East line of said
Section 32, distant thereon N 1°37'35" E 262.90 feet from the point of
beginning; thence S 1°37'35" w 262.90 feet to the point of beginning.
Also EXCEPTING THEREFROM all lying Westerly of a line described
as follows :
Beginning at the SW corner of said SE 1/4; thence Easterly along
the Southerly line of said SE 1/4 384 feet to the TRUE POINT OF BEGINNING;
thence N 0°11' E 1346.95 feet more or less to the intersection with the
North line of the SW 1/4 of the SE 1/4 in said Section 32.

A 20-foot wide strip of land the center line of which is
described as follows :
Beginning at a point on the Easterly line of the NW 1/4 of the SE 1/4

,C from the SF corner thereof; thence Southerly along said Easterly line and along
the Easterly line of the SW 1/4 of the SE 1/4 a distance of 402.70 feet; thence

M to an intersection with the South line of the North 357 feet of the SW 1/4

as the basis of bearings for the above description.

SE 1/4 distant thereon 101 .40 feet Southerly from the NE corner thereof;

The bearing S 89°42'57M E of the North line of the SW 1/4 of the
SE 1 /4 of said Section 32 was used as the basis of bearings for the above
description.

For the purpose of installing, constructing, maintaining, replacing, enlarging,
pairing and removing a pipeline ar. pipe .l-ines for the distribution, transportation
and delivery of water, and any and all facilities necessary for the delivery and
measurement of water to and from said line or lines, together with the richt of in-
gress and egress for the purpose of making surveys, locating, installing, construct-
ing, maintaining, repairing and removing said pipe line or pipe lines and facilities,
and for all other purposes and uses as are or may become necessary and incident to
the construction, maintenance and operation of the grantees' pipe Line, pipe lines
and facilities.
The grantee, their successors and nominees, shall place any and all pipe lines
which may he installed on the real property hereinbefore described, beneath the sur-
face of the ground to a depth of not less than twenty-four (24) inches; and agree
that any and all such pipe lines shall be so constructed and installed so as to do
the least damage to the grantor's property consistent with 000d engineering practices,
and that any and all work in connection with the construction and maintenance of
said pipe line and facilities will he carried out with due diligence and in such a
manner as to cause the grantors, their successors and assigns, the least inconveni-
ence and damage.
