GRANT DEED
BY THIS INSTRUMENT, dated "1/ 9 , 1959, for
valuable consideration, POWAY LAND & INV STMENT CO. , a limited
partnership, hereby grants to POWAY MUNICIPAL WATER DISTRICT,
a municipal water district, organized and existing under the Municipal
Water District Act of 1911, as amended, that certain real property in
the County of San Diego, State of California, more particularly described
as follows:
That portion of the West Half of the Northeast Quarter of Sec-
tion 14 in Township 14 South, Range 2 West, S. B. M. , in the
County of San Diego, State of California, according to United
States Government Survey approved September 11, 1879,
described as follows:
BEGINNING at the Southeast corner of Lot 131 of Poway
Valley Unit No. 2 according to Map thereof No. 3995
filed in the Office of the Recorder of San Diego County,
October 22, 1958; thence along the boundary of said
Poway Valley Unit No. 2, South 0° 19'13" West, 64. 98
feet; thence continuing along said boundary South 89°40'47"
East, 39. 60 feet; thence leaving said boundary South
0° 19'13" West, 5. 00 feet; thence South 89° 40'47" East,
200. 40 feet; thence North 88° 39'13" East 537. 67 feet
to the TRUE POINT OF BEGINNING; thence North
1° 20'47" West, 5. 00 feet; thence North 88° 39'13" East,
83. 00 feet; thence North 58° 39'13" East, 81. 98 feet;
thence North 89° 39'13" East, 66. 00 feet; thence South
1° 20'47" East, 134. 00 feet; thence South 43° 39'13" West,
63. 64 feet to a point to be known herein as "Point A";

BEGINNING; containing 0. 77 acres, more or less;
TOGETHER WITH a 10-foot wide easement for drainage pur-
poses, the center line of which is described as follows:
BEGINNING at the above-described Point A; thence
along the Southerly line of the above-described par-
cel South 88' 39'13" West, 74. 1 1 feet to the TRUE
POINT OF BEGINNING; thence South 27° 50'03" West,
300 feet;
TOGETHER WITH the right of ingress thereto and egress
therefrom by a practical route or routes in, upon, over, and
across the following-described lands:
(1) The West Half of the Northeast Quarter of said rection 14.
(2) Lot 8 in Tract "F" in Poway, in the County of San Diego,
State of California, according to Map thereof, No. 536,

That portion of Tenth Street lying Easterly of the
Easterly line of Poway Valley according to Map
thereof, No. 3855, filed in the Office of the
Recorder of San Diego County, April 2, 1958, and
that portion of "C" Street lying Southerly of the
Easterly prolongation of the Northerly line of
Lot 14 in said Tract "F. "
TOGETIir:R WITII an easement of right-of-way, 20 feet in
width in, upon, over, under, and across the lands herein-
after described, to erect, construct, reconstruct, replace,
repair, maintain and use a pipe line or pipe lines for any
and all purposes, together with their necessary fixtures and
appurtenances, at such locations and elevations, upon, along,
over, and under the hereinafter-described right-of-way as
Grantee may now or hereafter deem convenient and necessary
from time to time, together with the right of ingress thereto
and egress therefrom, to and along said right-of-way by a
practical route or routes in, upon, over, and across the
hereinafter-described lands, together with the right to clear
and keep clear said right-of-way from explosives, buildings,
and structures. The lands in which said easement of right-
of-way is hereby granted are described as follows:
Lots 1 and 2 in said Tract "F" in Poway and the West Half
of the Northeast Quarter of said Section 14, excepting there-
from all those portions of said Lots 1 and 2 lying within
Poway Valley Unit No. 2, according to Map thereof No.
3995, filed in the Office of the Recorder of San Diego
County, October 22, 1958.
Said easement of right-of-way in the aforesaid lands
shall have side lines lying 5 feet Northerly and 15 feet
Southerly from and parallel with a line described as
follows:
BEGINNING at the Southeast corner of Lot 131 of Poway
Valley Unit No. 2, according to Map thereof, No. 3995,
filed in the Office of the Recorder of San Diego County,
October 22, 1958; thence along the boundary of said
Poway Valley Unit No. 2, South 0° 19113" West, 64, 98
feet; thence continuing along said boundary South
89° 40'47" East, 39. 60 feet; thence leaving said bound-
ary South 0° 19'13" West, 5. 00 feet to the TRUE POINT
OF BEGINNING; thence South 89° 40'47" East, 200. 40
