, as Grantor, for and in consideration of the sum of One Dollar and
other valuable consideration paid by POWAY MUNICIPAL WATER DISTRICT, a municipal water district
organized--and-._existing under the Municipal Water District Act of 1911, as amended,_ .
as Grantee, receipt whereof is hereby acknowledged, do hereby grant to said
POWAY MUNICIPAL WATER DISTRICT
its successors and assigns, an easement of right of way 20.00 feet in width in. upon. over, under. and across the
lands hereinafter described, to erect, construct, reconstruct, replace, repair, maintain and use a pipeline or pipelines for
any and all purposes, together with their necessary fixtures and appurtenances including but not limited to conduits and
cables for power transmission and communication purposes, at such locations and elevations, upon, along, over and under
the hereinafter described right of way as Grantee may now or hereafter deem convenient and necessary from time to time,
together with the right of ingress thereto and egress therefrom, to and along said right of way by a practical route or routes
in. upon, over and across the hereinafter described lands, together with the right to clear and keep clear said right of way
from explosives, buildings and structures.
The lands in which said easement of right of way is hereby granted are situated in the County of . San_Diego -. ,
State of California. and are particularly described as follows, to wit:
Parcel 1.
The Southeast Quarter of the Northwest Quarter of Section 7, Township 14 South,
Range 1 West, San Bernardino Base and Meridian, EXCEPTING the Northwest Quarter
thereof, also EXCEPTING therefrom any portion lying within the perimeter boundary
of Belvedere Estates Unit No. 1, according to Map thereof No. 4015, on file in the
office of the County Recorder of San Diego County.
Parcel 2.
Lots "A", "B", "C", "D", and "E" of Belvedere Estates Unit No. 1, according to
Map thereof No. 4015 , filed in the office of the County Recorder of San Diego
County, EXCEPTING from said Lot "A" that portion lying within the West one foot of
the Northeast Quarter of the Southwest Quarter of Section 7, Township 14 South,
Range 1 West, San Bernardino Base and Meridian, and Northerly of the West Prolonga-
tion of the South line of Parcel 1, on Record of Survey No. 4870.

Beginning at the Southwest corner of the Northeast Quarter of the Northwest
Quarter of Section 7, Township 14 South, Range 1 West, San Bernardino Base and
Meridian as shown on Record of Survey No. 3984 on file in the Office of the
County Recorder of San Diego County, California; thence South 0°40140" East 428 feet;
thence South 89°19120" West 10.00 feet to the TRUE POINT OF BEGINNING; thence
South 0°40140" East 177.71 feet to the beginning of a tangent curve concave Easterly
having a radius of 500 feet; thence Southerly along said curve through a central angle
of 10°43140" an arc distance of 93.62 feet; thence South 11°24120" East tangent to
said curve 90.08 feet to the beginning of a tangent curve concave Westerly having
a radius of 500 feet; thence Southerly along said curve through a central angle
of 10°461 an arc distance of 93..96 feet; thence tangent to said curve South 0°38120"
East 542.31 feet.
The basis of bearings for the above description is the West line of the Southeast
Quarter of the Northwest Quarter of Section 7, Township 14 South, Range 1 West,
San Bernardino Base and Meridian, as shown on Record of Survey No. 3643 at North
0°40140" West.

EXCEPTING THEREFROM all that portion thereof not included within the lands first
above described.
Grantor and ...Ili; successors in estate shall not erect or construct, or permit to be erected or constructed, any
building or other structure, plant any tree or trees, or drill any well or wells, within the limits of said right of way.
Grantee shall have the right to erect, maintain and use gates in all fences which now cross or shall hereafter cross
said route or routes, and to trim and cut and clear away any trees and brush whenever in its judgment the same shall he
necessary for the convenient and safe exercise of the rights herby granted, the right to transfer and assign this easement
in whole or in part being hereby granted to the Grantee.
Grantor agrees that no other easement or easements shall lie granted on, under or over said strip of land by Grantor,
without the previous written consent of Grantee.
It is also understood and agreed by the parties hereto that the Grantor and....hiz.....suceessors or assigns, shall nut
increase or decrease, or permit to be increased or decreased, the existing ground elevations of the above described right
of way, existing at the time this document is executed, without the previous Nsritten consent of the Grantee.
