its successors and assigns, an easement of right of way 20 feet in width in, upon, over, under, and across the
lands hereinafter described, to erect, construct, reconstruct, replace, repair, maintain and use a pipeline or pipelines for
any and all purposes, together with their necessary fixtures and appurtenances including but not limited to conduits and
cables for power transmission and communication purposes, at such locations and elevations, upon, along, over and under
the hereinafter described right of way as Grantee may now or hereafter deem convenient and necessary from time to time,
together with the right of ingress thereto and egress therefrom, to and along said right of way by a practical route or routes
in, upon, over and across the hereinafter described lands, together with the right to clear and keep clear said right of way
from explosives, buildings and structures.
The lands in which said easement of right of way is hereby granted are situated in the County of ,
State of California, and are particularly described as follows, to wit:
That portion of the Southwest quarter of Section 14, Township 14 South,
Range 2 West , San Bernardino Base and Meridian, in the County of San
Diego, State of California, according to official plat thereof, described
as follows :
Beginning at the Northeasterly corner of Record of Survey Map No. 3525,
filed in the office of the County Recorder of San Diego County, being the
Northeasterly corner of the land described in deed to Poway Municipal
Water District, recorded September 29, 1954 as Document No. 129759 of
Official Records ; thence along the Northerly prolongation of the Easterly
line of said land, North 0° 42 ' 31" East 375 .39 feet to a point in the
arc of a 2450 .00 foot radius curve, concave Southerly in the Southerly
line of Road Survey No . 1713 described in deed to County of San Diego,
recorded June 5, 1963 as Document No . 98211 of Official Records ; thence
Westerly along said curve 211 .84 feet through an angle of 4° 57 ' 15" to
the TRUE POINT OF BEGINNING ; thence leaving said Southerly line South
34° 06 ' 50" West 297 .56 feet ; thence South 55° 46 ' 38" East 207 .92 feet
to the Northwest corner of said Poway Municipal Water District land ;
thence North 85° 24 ' 31" East 200 .86 feet to said Northeast corner
thereof ; thence along the East line of said land South 0° 42 ' 31 " West
92 .80 feet ; thence North 85° 24 ' 31" East to the East line of the South-
west quarter of the Southwest quarter of Section 14 ; thence Northerly
along said East line to the centerline of Road Survey No . 1713 as de-
scribed in deed to the County of San Diego, recorded June 5, 1963 as Docu-
ment No . 98211 of Official Records ; thence Westerly along said centerline
to a line which bears North 34° 06 ' 50" East from the TRUE POINT OF BE-
GINNING; thence South 34° 06 ' 50" West to the true point of beginning.
EXCEPTING that portion described as follows:
Beginning at the point of intersection of the centerline of Pomerado Road
formerly Mission Road 1-A as shown on plat filed in the County Engineer 's
office with the centerline of Road Survey No . 987 ; thence along the center-
line of said Pomerado Road, South 0° 38 ' 37" West 200.00 feet ; thence
parallel with said centerline of Road Survey No . 987, North 89° 05 ' 08"
West 200 .00 feet ; thence North 0° 38 ' 37" East parallel with said center-
line of Pomerado Road 200 .00 feet to said centerline of Road Survey No .
987 ; thence Easterly along said centerline to the point of beginning.
The center line of said easement of right of way in the aforesaid lands is particularly described as follows: '"

The sidelines of said 20 foot strip are to be prolonged or shortened to
terminate in the Southerly lire of said Road Survey No . 1713 and in the
Westerly line of said Pomerado Road .

Grantor and .successors in estate shall not erect or construct, or permit to be er ted or constructed, any
building or other structure, plant any tree or trees, or drill any well or wells, within the limits of said right of way.
Grantee shall have the right to erect, maintain and use gates in all fences which now cross or shall hereafter cross
said route or routes, and to trim and cut and clear away any trees and brush whenever in its judgment the same shall be
necessary for the convenient and safe exercise of the rights hereby granted, the right to transfer and assign this easement
in whole or in part being hereby granted to the Grantee.

Grantor agrees that no other easement or easements shall he granted on, under or over said strip of land by Grantor,
without the previous written consent of Grantee.
It is also understood and agreed by the parties hereto that the Grantor and successors or assigns, shall not
increase or decrease, or permit to be increased or decreased, the existing ground elevations of the above described right
of way, existing at the time this document is executed, without the previous written consent of the Grantee.
