Parcel 1 : •
That portion of the Northwest Quarter of the Southwest Quarter of
Section 32 , Township 13 South, Range 1 West, San Bernardino
Meridian, in the County of San Diego, State of California, according
to official plat thereof which lies Southerly of a line described as
follows :
Beginning at a point on the East line of said Northwest Quarter of
the Southwest Quarter distant thereon South 1°06 ' 13" West 240 . 00
feet from the Northeast corner of said Northwest Quarter of the
Southwest Quarter; thence South 72°08 ' 20" West 653 . 64 feet; thence
South 83°12 ' West 800 . 00 feet to a point on the West line of said
Northwest Quarter of the Southwest Quarter distant South 0°18 ' East
554.74 feet from the West Quarter corner of Section 32.
Parcel 2 :
An easement and right of way for ingress and egress for road purposes
and for the installation, operation, maintenance and replacement
of water, sewer, telephone , gas , power and other utility lines and
appurtenances in, on, over, under and across 2 strips of land in
Section 32, Township 13 South, Range 1 West, San Bernardino Meridian,
in the County of San Diego, State_of California, according to official
plat thereof, described as follows :
1. The Westerly 40 . 00 feet of the Southwest Quarter of the Northwest
Quarter of Section 32 (excepting the Northerly 350 . 00 feet thereof)
and the Westerly 40 . 00 feet of the Northwest Quarter of the Southwest
Quarter of Section 32 lying Northerly of Parcel 1 described above.
2. The Southerly 20. 00 feet of that portion of the Northwest Quarter
of the Southwest Quarter of Section 32 , lying Northerly of Parcel 1
described above .
Reserving unto the grantor its heirs , successors and assigns the
right to grant all easements above granted to others and/or the right
to dedicate all or any portion thereof to public use without the con-
sent of the grantee or its successors and assigns .
The road easement shall terminate when there is access to Espola Road
from and to Parcel 1 by a roadway or roadways dedicated to and accepted
by the County of San Diego or other proper authority .
Parcel 3 :
An easement and right of way to be used in common with the grantor as
described in deed to Howard G. Smits , Trustee , recorded September 11 ,
1964 , as File No. 166422 of Official Records as follows :

31 of Township 13 South, Range 1 West, San Bernardino Meridian, in
the County of San Diego, California, limited to the right of ingress
and egress for Espola Road (Road Survey No. 335) to the South Half
of the Northwest Quarter and the Northwest Quarter of the Southwest
Quarter of Section 32 of said Township and Range , until such time as
said South Half of the Northwest Quarter and said Northwest Quarter
of the Southwest Quarter of Section 32 have access to said Espola
Road by a roadway , or roadways , dedicated to and accepted by the
County of San Diego or other proper authority. This easement is
limited to passing over the land subject thereto (the servient
tenement) by a reasonable route . There is such a route now in
existence . This route may be changed from time to time to another
reasonable route by agreement between the owners of the dominant
and servient tenements and the servient tenements may change said
route to any reasonable route . This easement is appurtenant to
said South Half of the Northwest Quarter and said Northwest Quarter
of the Southwest Quarter of Section 32 which are the dominant tene-
ments . This easement shall terminate at such time as a road or roads
dedicated to and accepted by the County of San Diego , or other proper
authority , is available between the dominant tenements and another
road or roads that have been dedicated to and accepted by the County
of San Diego or other proper authority.

fication on its behalf:
This is to certify that the interest in real property con-
veyed by the deed or grant dated December 28 , 1970 , from
Orchard Operating Co.
to Poway Municipal Water District, a political corporation and/or
governmental agency is hereby accepted by the undersigned agent
on behalf of the Board of Directors pursuant to authority con-
ferred by resolution of the Board of Directors adopted on
September 10 , 1969 , and the grantee consents to recordation there-
of by its duly authorized agent.
