, as Grantor, for and in consideration of the sum of One Dollar and
other valuable consideration paid by POWAY MUNICIPAL WATER DISTRICT, a public corporation
as Grantee,receipt whereof is hereby acknowledged,do hereby grant to said
POWAY MUNICIPAL WATER DISTRICT
its successors and assigns,an easement of right of way 20.00 feet in width in,upon,over,under,and across the
lands hereinafter described, to erect,construct, reconstruct, replace, repair, maintain and use a pipeline or pipelines for any and
all purposes,together with their necessary fixtures and appurtenances including but not limited to facilities for power transmission
and communication purposes,at such locations and elevations,upon,along,over and under the hereinafter described right of way
as Grantee may now or hereafter deem convenient and necessary from time to time,together with the right of ingress thereto and
egress therefrom,to and along said right of way by a practical route or routes in,upon,over and across the hereinafter described
lands,together with the right to use said right of way for access to Grantee's rights of way situated in adjacent lands.
The lands in which said easement of right of way is hereby granted are situated in the County of San Diego •
State of California,and arc particularly described as follows,to wit:
All that portion of Section 25, Township 13 South, Range 2 West, San Bernardino
Meridian, in the County of San Diego, State of California according to the
Official Plat thereof, which is delineated and designated as Parcel 7 on Record
of Survey Map No. 5554, filed in the Office of the County Recorder of said o
San Diego County July 27, 1960.

A strip of land 20.00 feet of even width, the Southerly, Westerly, and North-
westerly line of said 20.00 foot wide strip of land being described as follows: 456
Commencing at the Southeast corner of said Section 25; thence along the
Easterly line of said Section, North 1°04'50" East 180.31 feet; thence South
80°09 '51" West 243.06 feet; thence North 6°27'33" West 70.00 feet to the
TRUE POINT OF BEGINNING, being a point on the arc of a curve, concave North-
erly, ha.ing a radius of 148.47 feet, a radial line to said point bears South
20°45'22" East; thence Westerly, along the arc of said curve, through a
central angle of 70°51'36" a distance of 183.62 feet to the beginning of a
compound curve, concave Easter1X having a radius of 220.00 feet; thence
Northerly along the arc of said curve, through a central angle of 64°34'24"
a distance of 247.94 feet to the beginning of a compound curve, concave
Southeasterly, having a radius of 134.66 feet; thence Northeasterly along
the arc of said curve, through a central angle of 21°43'21" a distance of
51.05 feet to the beginning of a reverse curve, concave Northwesterly, having
a radius of 163.74 feet; thence Northeasterly along the arc of said curve,
through a central angle of 13°39 '19" a distance of 39.02 feet; thence tangent
to said curve, North 32°44'40" East 4.06 feet to an angle point in the Southerly
boundary of Parcel 7 as shown on said Record of Survey Map No. 5554, said
angle point being the Easterly terminus of that certain course in said
Southerly boundary designated as "South 74°15'20" West 265.95 feet," being the begin-

thence along said Northerly boundary and along said course, North 62°32'40"

Record of Survey Map No. 5554.
The sidelines of the above described 20.00 foot wide strip of land shall be
prolonged or shortened as necessary so as to terminate on the North in the
arc of said 50.00 foot radius curve, and to terminate on the South in a line
which bears North 12°41'33" West from the TRUE POINT OF BEGINNING.
tACEPTING from the above described 20.00 foot wide strip of land, that
portion thereof not included within the boundary of Parcel 7 as shown on
said Record of Survey Map No. 5554.
Grantor and..their....successors in estate shall not erect or construct,or permit to be erected or constructed,any building
or other structure,plant any tree or trees,or drill any well or wells,within the limits of said right of way.
Grantee shall have the right to erect,maintain and use gates in all fences which now cross or shall hereafter cross said route or
routes,and to trim and cut and clear away any trees and brush whenever in its judgment the same shall be necessary for the con-
venient and safe exercise of the rights hereby granted,the right to transfer and assign this easement in whole or in part being here-
by granted to the Grantee.
Grantor agrees that no other easement or easements shall be granted on,under or over said strip of land by Grantor,without
the previous written consent of Grantee.
It is also understood and agreed by the parties hereto that the Grantor and..the.1`.T....successors or assigns,shall not increase
or decrease,or permit to be increased or decreased, the existing ground elevations of the above described right of way,existing
at the time this document is executed,without the previous written consent of the Grantee.
