SUBORDINATION AGREEMENT
FOR VALUE RECEIVED, the undersigned, as Beneficiary under a Deed
of Trust dated April 14, 1977 , recorded in the Office of the County
Recorder of San Diego County, April 20, 1977 File No. 77-144637 ,
and as owner and holder of the obligations thereby secured does hereby make
subject and subordinate the liens thereof to the Easement granted by
Conrad Seymour
to POWAY MUNICIPAL WATER DISTRICT, it being understood and agreed that
foreclosure of said Deed of Trust shall not affect, defeat or render invalid
any rights under and by virtue of said easement, and said easement shall be
paramount and superior to the rights of any purchaser under a foreclosure
of said Deed of Trust.
Said easement is described in EXHIBIT "A" attached hereto and affects the
real property described in the said Deed of Trust,
Conrad Seymour as Trustor,
California First Bank as Trustee,
and California First Bank as Beneficiary.
Beneficiary declares and acknowledges that it hereby intentionally waives,
relinquishes and subordinates the priorities and superiorities of the lien
and charge of said Deed of Trust upon the land described therein in favor
of said easement, and that it understands that in reliance upon and in
consideration of this waiver, relinquishment and subordination specific
monetary and other obligations will be entered into by Third Parties which
would not be made or entered into but for said reliance and the execution
by Beneficiary of this waiver, relinquishment and subordination. REcol:nEa:

An easement of right of way 20.00 feet in width in, upon, over, under and
across the lands hereinafter described, to erect, construct, reconstruct,
replace, repair, maintain and use a pipeline or pipelines for any and all
purposes, together with their necessary fixtures and appurtenances including
but not limited to facilities for power transmission and communication
purposes, at such locations and elevations, upon, along, over and under the
hereinafter described right of way together with the right of ingress
thereto and egress therefrom to and along said right of way by a practical
route or routes in, upon, over and across the hereinafter described
lands, together with the right to use said right of way for access to
adjacent lands.
The lands in which said easement of right of way is hereby granted are
situated in the County of San Diego, State of California, and are parti-
cularly described as follows, to wit.
All that portion of Lot 3 in the Northwest Quarter of the Southwest Quarter
in Section 18, township 14 South, Range 1 West, San Bernardino Base and
Meridian, in the County of San Diego, State of California, described as .
follows:
COMMENCING at the Southeast corner of said Lot 3; thence West along the
South line of said Lot to the West line of the Fast 825.00 feet of said
Lot; thence North 01°24'00" West along said West line of the Fast 825.00
feet; 608.21 feet, more or less, to the point of intersection of a line
parallel with and 224.00 feet Southerly measured at right angles from the
Southerly line of land as described in deed to J. H. Rens and wife, dated
February 17 , 1948 and recorded in Rook 2703, page 373 of Official Records;
thence South 89°12'50" East along said parallel line to a point of inter-
section with a line which Is parallel with and 180.00 feet Easterly, measured
at right angles from said West line of the East 825.00 feet; said point being
the TRUE POINT OF BEGINNING of the herein described property; thence con-
tinuing South 89°12'50" Fast along the first mentioned parallel line to a
point in the Easterly boundary line of the land as described in deed to Alfred
Mayerski , et ux, recorded September 19, 1969 as file No. 171985; thence along
the. Easterly line of said Mayerski's lana ."•oath 01°24 '00" East, 113.28 feet,
more or less, to the Southeast corner of said Mayerski's land; thence along
the Southerly line of said Mayerski's land North 89°25'00" West, 6.73 feet;
thence continuing along the Southerly line of said Mayerski's land as follows:
South 63°52'40" West, 13.97 feet to the Southeasterly corner of said
Mayerskis land as described in deed recorded September 19, 1969 as file
No. 171986; along the Southeasterly line of said Mayerski's land South
63°52 '30" West, 277 .82 feet; thence South 56°58'00" West, 162.50 feet
thence North 89°58'20" West 214.78 feet, more or less, to a point being
the Southerly terminus of the second mentioned parallel line above described;
thence North O1°24'00" West along said parallel line 364.93 feet, more or
less, to the TRUE POINT OF BEGINNING.
Said easement of right of way in the aforesaid lands is particularly
described as follows:
The Northerly 20.00 feet of the above described property.
