SUBJECT Pre -Development Conference Analysis (PDC 86-25) for
Lepetri/Faaborq, Applicants
REQUEST

The proposed project is a building materials storage
Yard ; which will be located in the MS zone at 14225
Garden Road. The proposed project requires Council:
approval of a Conditional Use Permit. A 1,856 square
foot building is located on the northerly half of the
site. This building will be used as an office and
storage facility. Outside storage of fencing
materialsis proposed for the area behind the
building.
Although the site has been used in the past as a
contractor's storage yard, it has not been in con-
tinuous operation since the City incorporated.
Ther.efore,issuance of a CUP would require the pro-
perty to be brought into conformance with today's
development standards.

We would like to use the property at 14225 Garden Road,
Poway, for the purposeof selling and storing for both

wholesale and retail all types Of fencing material.
We would. use the existing dwelling. for both office space`
and storage of all fittings and hardware ` for the purpose -
}
of 'building and erecting fences.
Outside storage would include materials as follows;,
1. Chain link fabric
2.. Both redwood. and_ cedar fence boards, posts and rails
3. Ornamental iron fencing
4. Galvanized post and pipe for fencing`
5. Vinyl coated chain link.

particular development plan.
C. City will make no representations that wi.11 obligate the City to render
a decision in favor of or against any development proposal, or part
thereof Proponent nay subsequently submit.
