House of Pancakes/spectrum Properties,,aplicant
(PDC 96-28)
RE UEST The International House of Pancakes (IHOP) is
requesting the Council consideration to construct a
new restaurant in the Plmerado Plaza Shopping Center
on the vacant building pad adjacent to Del. Taco.
Approval of a Development Review will be required for
this, project. The main issue is the compatibility of
the restaurant with the existing center, With some
minor revisions, the exterior stucco design would be
similar to the Center. The International House of
Pancakes continues to proposer the use of a blue roof,
although significantly muted when compared to the
roof color of the existing restaurants. Due to

IHOP's desire to move, into this center,, they have
expressed some willingness to negotiate building

This is a request for a pre -development conference regarding the
development of one of the pads at Pomerado Plaza, 12222 Poway Rd.
Enclosed, please find, a location map and picture of the proposed
building. As you know, Pomerado Plaza has not been very` succes-
sful for Poway, however, since our acquisition in December, oc-
cupancy has risen from apx. 50% to 75%. We now have national
retailers like the International' House of Pancakes interested
in our center.
We sincerely hope you will agree that a family restaurant like
the International House of Pancakes will be a quality addition
to the Poway community. Thank you for the courtesy of your time.:
