The undersigned hereby covenant and agree for themselves, their heirs, suc-
cessors, assigns, and legal representatives, that all of the following
described real property in the City of poway shall be held under common
ownership and shall be considered as a single parcel, and that no part thereof,
less than the whole thereof, will be sold, disposed of, or in any way divided
or hypothecated for any purpose whatsoever, unless such division or hypotheca-
tion is done in accordance with the State Subdivision Map Act, other applicable
state law, and the provisions of the Poway City Codes.
The properties merged hereby are described as:

This Covenant of Property Merger shall be binding upon the undersigned, their
heirs, successors, assigns, legal representatives, and administrators of the

LEGAL DESCRIPTION
COVENANT OF PROPERTY MERGER
(M 90-04)
PARCEL 1:
Lots 7 and 8 in block 3A of Pienmont, in the County of San Diego, State of
California, according to the map thereof No. 331, filed in the Office of the
County Recorder of San Diego County, May 27, 1887, together with that portion
of Alton Street, now vacated and closed to public use, adjoining said lots on
the South.
Excepting therefrom that portion lying Southerly of a line described as
follows:
Commencing at the intersection of the center line of Covent Street with the
center line of Sycamore Avenue as shown on Map No. 331, being the southwest
corner of land described in deed to John A. Lessig, et ux, recorded February
28, 1952 as File/Page No. 24642 in Book 4380, Page 240 of Official Records;
thence along the center line of said Sycamore Avenue North 00024'30" West,
282.64 feet to the Northwest corner of said Lessig's land and the true point of
beginning; thence along the Northerly line of said Lessig's land South
89048'50" East, 401.37 feet to an intersection with the Westerly line of
Midland Avenue.

APPROVAL OF MERGER M 90-04
Pursuant to the provisions of Section 16.22 of the City of
Poway Municipal Code and Section 66499.20 3/4 of the Sub-
division Map Act as amended January 1, 1990, the foregoing
described property merger is hereby approved. The descrip-
tions above have been provided by the property owner and
neither the City of Poway nor any of its officers or
employees assume responsibility for the accuracy of said
descriptions.
