'oJhereas we, Ensal Corporation ,hereinafter called "Grantors", own anel
have fee sirrple title, as of the date of this instrument, to that certain
parcel of real property located in the City of Poway, County of San Diego,
State of California, legally elescribed as follows:
Lot 6 of City of Poway Tract Map 84-02, in the County of San Diego, State
of California, according to Map thereof No. 12330 filed in the office of the
County Recorder of San Diego County, February 28, 1989,
And whereas, we desire to reserve a private ACCESS AND UTILITY easement over
the above described land for the benefit of the successors or assigns
(hereinafter called "Grantee") to that certain real property identified as
Lot 5, Map 12330 as of the date of this instrument and more particularly
described as follows:
~l eas~oent for ingress and egress and for driveway purposes over and across
a strip of land, 20.00 feet in width, lying within Lot 6 of City of Poway
Tract Map 84-02, in the County of San Diego, State of California, according
to Map thereof No. 12330 filed in the office of the County Recorder of San
Diego County, February 28, 1989, the centerline being described as follows:
Beginning at a point on the Northerly boundary line of said Lot 6 distant
thereon North 79"00'49" East 91.62 feet from the Northwest comer thereof,
said point being the point of cusp of a 65.00 foot radius curve concave
Northeasterly, the radial to said point bears South 79"00'49" West; thence
Southerly along said curve through a central angle of 36"20'46" a distance
of 41.23 feet; thence tangent to said curve South 47"19'57" East 31.70 feet
to the beginning of a tangent 50.00 foot radius curve concave Southwesterly;
thence Southeasterly along said curve through a central angle of 53"58' 38"
a elis tance of 47.10 feet to the beginning of a cCJllllound curve concave
Northwesterly, the radial to said point bears South 83'21'19" East; thence
Southwesterly, Westerly and Northwesterly along said curve through a central
angle of 116'30'22" a distance of 71.17 feet to the beginning of a reverse
curve concave Southwesterly, the radial to said point bears North 33"09'03"
East; thence Northwesterly along said curve through a central angle of
26"54'23" a distance of 105.66 feet to an intersection with the Westerly
boundary of said Lot 6.
