COVENANT REGARDING REAL PROPERTY
Stephen C Stanley and BarbaraG Stanley, PROPERTY OWNERS ("OWNER" hereinafter)
are the owners of real property commonly known as Assessor's Parcel Number 278-424-19
(PROPERTY" hereinafter), and more fully described as
Lot 19 of City of Poway Tract No 4090-4, in the City of Poway, County of San Diego,
State of California, according to map thereof No 11360, filed in the Office of the
County Recorder of San Diego County, October 24, 1985
In consideration of the approval by the City of Poway ("CITY" hereinafter) of Building Permit
#05-P323, involving the construction of a 522-square-foot bedroom suite addition onto a single-family
home, OWNER hereby agrees that no portion of the bedroom/guest suite area shall ever be rented or
leased as a separate unit, no complete kitchen facilities shall be installed and no gas line and/or
220 ampere electrical service shail ever be installed, except for that required for air conditioning.

This Covenant shall run with the land and be binding upon and inure to the benefit of the future
owners, encumbrancers, successors, heirs, personal representatives, transferees and assigns of the
respective parties.
In the event of litigation to enforce the provisions of this Covenant, the prevailing party shall
be entitled to full reimbursement of all costs, including reasonable attorneys' fees, from the other party
