Moses NoVikoff and Barbara Novikoff, as Joint Tenants, PROPERTY OWNERS ("OWNERS"
hereinafter), are the' owners of real pr9pertyde~cfibed below and which is commonly known as
Assessor's Parcel Number 275.732.04 ("PROf'ERTY"hereinafter)
Lot 85,of Green Valley Highlands UnifNo. 3, in the,City-of,Poway, County of San Diego" State of
California, according to Map thereof No. 8186, filed in the Office of the County Recorder of San
Diego'County, May 22, 1975"
,In consideration of the approval. Q! a Building Permit .to construct a 4,190-square.foot, single-
story, single-family residence with a 900~square'foot' basement, an attached guest unit, and a four-car
garage with a full bathroom on the referenced property by the City of Poway ("CITY" hereinafter).
OWNERS hereby agree to the following:
'1 Thallhe.guest unit shall'neverbe rented or leased as a separate unit, no kitchenfacili.ties
shall be installed, an-d no-gas Brie andlbY220'amperes electrical service shall ever ~e
installed, and
2. That the garage shall not tJe reconfigured .\0 create a guest unit without appropriate City
permits and thegarage.sp.ace shall never be rented,or leased a's a separate unit, and no
kitchen'facilities shall be installed.
Thi~(Covenant shall run with,the land and be binding upon and inure to the benefit of the f.uture

In the event that MDRA 04-1)5 expires or is rescinded by City Council at the request of the
OWNERS, CITY shall expunge this Covenant from the record title of the PROPERTY
