COVENANT REGARDING REAL PROPERTY
William Stuart Sorenson and Marsha K. Sorenson, Trustees of the Sorenson 2004
Revocable Trust dated April 21, 2004 ("OWNER" hereinafter), are the owners of real property
commonly known as 16506 Corte Paulina ("PROPERTY hereinafter), and more fully described as:
LOT 55 OF VALLE VERDE ESTATES UNIT #2 IN THE CITY OF POWAY, COUNTY
OF SAN DIEGO, STATE OF CAliFORNIA, ACCORDING TO MAP THEREOF NO

.~ In consideration of the approval of a Building Permit to construct a 583-square-foot, guest
" house 'on the aboVe-referenced property by the City of Poway ("CITY" hereinafter), OWNER
;/ hereby agrees 'thilt the guest house shall never be rented or leased as a separate unit, no
complete kitChen facilities shall be installed, and no gas line and/or 220 ampere electrical service
shall ever.be installed.
This Covenant shall run with the land and be binding upon and inure to the benefit of the
.future owners, encumbrances, successors, heirs, personal representatives, transferees and
assigns of the respeCtive parties.
In tn!il event:tnat a Building Permit is never obtained to construct the proposed guest house
at the request 6f'the OWNER, the CITY shall expunge this Covenant from the record title of the
PROPERTY,.
If either party is reguired to i.Dcur costs to enforce the provisions of this Covenant, the
prevailing P~<:l,rty s,hall be'entitled to full reimbursement of all costs, including reasonable attorneys'
fee$; from the:other"party The:CITYmay assign to persons impacted by the performance of this
Govenant.the right'to enforce this Covenant against the OWNERS.
