Number 278-181-27 ("PROPERTY"'hereinafter),
In consideration of'the approval by,the City of Poway,("CITY" hereinafter), of a Building
Permit'for'miscellaneous interior modifications to an existing detached barn structure, on a 2,45-

acre lot located at 14936 GavanVista in the Rural ResidentialAzone, OWNER hereby agrees that
no portion of the barn shall ever b~ rented or leased as a .separate living unit, and kitchen facilities
shall never be installed. No natural' g~s connection or 220V electricity is permitted in the structure,
The upstairs loft area shall not have lieating or air conditioning, only limited plumbing and electrical
fixtures are allowed. The loft area must be open to the floor below; excepting a low wall along the
perimeter edge of the loft

This Covenant shall run with the land and be binding upon,;and inure to the benefit of the
future owners, encumbrancers, successors, heirs, personal representatives, transferees and
assigns onhe respective parties.
In the evenMhat Buildihg Permit expires or is rescinded by City Council atthe request ofthe
OWNER,CITYshall expunge this Covenant from the record title of the PROPERTY
In the event of litigation to E?nforce the provisions of this Covenant, the prevailing paii'l.shall
be entitled to full reimbursement of all costs, including reasonable attorneys' fees, from the other
