COVENANT REGARDING REAL PROPERTY
Steve and Deborah L Halverson, PROPERTY OWNERS ("OWNER" hereinafter), are the
owners of real property commonly known as 16681 Chaparral Way ("PROPERTY' hereinafter), and
more fully described in Exhibit A
In consideration of the approval by the City of Poway ("CITY" hereinafter) of a Building
Permit for the construction of an approximate 400-square-foot guesVoffice suite within a single-
family residence, OWNER hereby agrees that no portion of the guesVofficesuite shall ever be
rented or leased as a separate unit andthatno complete kitchen facilities shall be installed,
This Covenant shall run with the land and be binding upon and inure to the benefit of the
future owners, encumbrancers, successors, heirs, persona'j representatives, transferees and
assigns of the respective parties,

In the event of litigation to enforce the provisions of this Covenant, the prevailing party shall
