Open Space" easement (shown on Exhibit A and described below) in perpetuity to
'maintain an open space for protection of sensitive plant species, wildlife species and their
natural habitats over, upon, and across that certain real prQperty, in the City of Poway,
County of San Diego, State'ofCalifornia, described as follows:
A portion ofthe Northerly 660 pO feet of the westerly .33000.'feet of the Northwest Quarter
of the Southeast Quarter, Section 1 , Township 14 South, Range 2 West, San Bernardino
Base andMSlrldian, in the County of San Diego, State of California more particularly
described as follows,
Commencing at the Northwest corner of said Churchill land; thence South 89009'29" East
175 00 feet along the North line of said Churchill property; thence South 24037'56" West
17479 feet; thence North 890Q9:29"West 100,00 feet; thence North 00046'00" 16000 feet
to the POINT OF BEGiNNING,
The above described land contains 21,991 33 square feet'or 0 505 acres,
a) GRANTOR also grants the right to GRANTEE to enter upon the subject land and
remove, any building?, structures, or other things whatsoever constructed, erected,
placed or .maintainedon the subject land contrary to the purpose ofthis easement,
except as is necessary for equestrian and pedestriari trail purposes,
b) GRANTOR convenants:and agrees for himself anp his suCcessors and assigns not
to construct.anystructure or other thing Whatsoever'on the subject land,
c) GRANTOR cohvemants and agrees for himself and his ,assigns that he shall not
