Ord 125ORDINANCE 125 AN ORDINANCE OF THE CITY COUNCIL OF THE CITY OF POWAY, CALIFORNIA REVISING SECTION 2.3.B.1 OF THE ZONING DEVELOPMENT CODE AND ESTABLISHING PERFORMANCE STANDARDS FOR WALLS IN THE RESIDENTIAL CONDOMINIUM AND RESIDENTIAL APARTMENT ZONES WHEREAS, after due consideration of factors related to multiple family housing development, it is the desire of the City Council to modify the performance standards for walls in those zones. NOW, THEREFORE, BE IT ORDAINED that the City Council of the City of Poway, California hereby adopts the following revision to Section 2.3.B.1 of the Zoning Development Code: Masonry walls six (6) feet in height from the highest finished grade shall be required on the rear and side property lines. Framed stucco walls may be permitted in lieu of a masonry wall upon determination by the City Council that such substituted wall is compatible with the proposed project and surrounding property uses. When adjacent to manufacturing, commercial, or single family residential zones, walls shall be eight (8) feet in height unless the adjacent grade of the property in those zones is four (4) feet or more lower or higher than the project site. When adjacent to another multiple family (RA or RC), Residential Senior Citizen, or Mobilehome Park zone, block pilasters connected with solid wood (cedar or redwood) or framed stucco may be used instead of masonry. No walls are required on front or street side yards unless needed for noise attenuation and/or privacy.
