COVENANT REGARDING REAL PROPERTY
Garen Manvelian and I[il1a, Manvelian, Trustees of the Garen Manvelian and Irina
Manvelian Family Trust dated August 2, 2008, PROPERTY OWNERS ("OWNER" hereinafter),
are the owners of real property cOmmonly known as 17651 Boca Raton Lane ( "PROPERTY"
hereinafter), and more fully described as:
Lot 90 of Valle Verde Country Club Estates, in the City of Poway, County of San
Diego, State of California, according to map thereof No, 4683, filed in the Office
of the County Recorder of San Diego County, December 21, 1960,
In consideration of the approval by the City of Poway ("CITY" hereinafter) of a Building
Permit for the construction of a 649-square-foot, second-story guest suite within a single-family
home, OWNER hereby agrees that no portion of the guest suite shall ever be rented or leased
as a separate unit, no complete kitchen facilities shall be installed, and no gas line and/or 220
volt electrical service except for heating and air conditioning equipment.
This Cevenant shall run with the land and be binding upon and inure to the benefit of the
future owners, encumbrances, successors, heirs, personal representatives, transferees and
assigns of the respective parties,
In the event of litigation to enforce the provisions of this Covenant, the prevailing party
shall be entitled to. full reimbursement of all costs, including reasonable attorneys' fees, from the
other party,
