hereinafter designated Grantor(s), represent that they are
the owner(s) of the hereinafter described real property, and
for a valuable consideration hereby make(s) an Irrevocable
Off er of Dedication of the hereinafter described real
property to the City of Poway for the following public
purpose:

The real property referred to above is situated in the Cit y
of Poway, County of San Diego, State of California, and is "
more particularly described as follows:
(See Attached Legal Description and Exhibit Plat)
The Grantor hereby further offers to the City of Poway the
privilege and right to extend drainage structures and
excavation and embankment slopes beyond the limits of the
herein described right-of-way where required for the
construction and maintenance of said highway. RESERVING unto
grantor of the above described parcel of land, his successors
or assigns, the right to eliminate such slopes and/or
drainage structures or portions thereof, when in the written
opinion of the Engineer of Grantee, the necessity therefore
is removed by substituting other protection, support and/or
drainage facility, provided such substitution is first
approved in writing by said Engineer.
The Grantor hereby further offers to Grantee all trees,
growths (growing or that may hereafter grow) , and road
building materials within said right-of-way, including the
right to take water, together with the right to use the same
in such manner and at such location as said Grantee may deem
proper, needful or necessary, in the construction,
o . improvements or maintenance of said highway.

, - , The Gran.tor, for himself, his successors and assigns, hereby
waives any claim for any and all damages to Grantor's
remaining property contiguous to the right-of-way hereby
conveyed by reason of the location, construction, landscaping
or maintenance of said highway.

This Offer of Dedication is made pursuant to Section 7050 of
the Government Code of the State of California and may be
accepted at any time by the City Council of the City of Poway
within which such real property is located at the time of
acceptance.
This Offer of Dedication may be terminated and the r i gh t to
accept such off er abandoned in the same manner as is
prescribed for the vacation of streets or highways by Part 3
(commencing with Section 8300) of Division 9 of Streets and
Highways Code of the State of California. Such termination
and abandonment may be made by the City Council of the City
of Poway within which such real property is located.
This Offer of Dedication shall be irrevocable and shall be
binding on the Grantor(s) their heirs, executors,
administrators, successors and assigns.

Parcel 1
An Irrevocable Offer of Dedication over, under, along and
across the Northerly 65.00 feet of the following described
real property:
That portion of the Southwest Quarter of Section 3, Township
14 South, Range 1 West, San Bernardino Meridian, in the City
of Poway, County of San Die go, State of California, according
to Official Plat thereof, lying Westerly of the Easterly
boundary of California State Highway XI-SD-198-H (State
Highway 67).
Excepting therefrom that portion lying Northerly of the
center line of that 60.00 foot easement known as Poway Road
as described in deed to the County of San Diego, recorded
October 9, 1946 in Book 2256, Page 268 of Official Records,
and the Easterly prolongation of said center line to the
Easterly line of said State Highway 67.
Also excepting therefrom the interest as granted in deed to
the City of Poway, a municipal corporation, recorded December
8 , 1983 as File No. 83-447028, being more particularly
described as follows:
Commencing at the centerline intersection of said Poway Road
and Highway 67 as shown on said County Road Survey No. 472;
thence South 80042'35" West along said centerline of Poway
Road 418.00 feet; thence at right angles to said centerline
South 9017'25" East 30.00 feet to the True Point of
Beginning; said point being on the Southerly right of way
