COVENANT REGARDING REAL PROPERTY

THIS COVENANT made the 17t.h day of January, 1991, WITNESSETH:
That Standard Pacific L.P" a Delaware Li,mited Partnership is the
owner of the real property which is commonly known as Assessor's
Parcel Number 278-461.-30 located at 14224 Harrow Place, Poway,
California, and being more specifically described as follows: LOT
69 OF THE CITY OF POWAY TRACT MAP 84-08, IN THE CITY OF POWAY,
COUNTY OF SAN DIEGO, ST1>.TE OF CALIFORNIA, ACCORDING TO THE MAP
THEREOF NO, 12044, FILED IN THE OFFICE OF THE COUNTY RECORDER OF
SAN DIEGO COUNTY, APRIL 18, 1988.
That in consideration of the permission granted by the City
of poway by the approval of a building permit to allow conversion
of the existing garage to a sales office does hereby covenant and
agree to and with said The City of Poway, a municipal corporation,
that when 90 percent of the houses within The Groves subdivision
have been sold, the sales office and all associated improvements
shall be removed from the SUbject garage and futures use of this
structure will be limited to storage of vehicles,
That this agreement shall run with the land for the protection
and benefit of all parties concerned, and that if the property
should hereafter be conveyed to any other person, firm, or
corporation that the instrument by means of which title of any
interest in or to said real property, or any parcel thereof is
conveyed will contain a restriction limiting the use of the part
of parcel so conveyed, or in the event of the conveyance of the
whole of said property hereinbefore described, then to use the
whole of said property in keeping with this agreement.
That if said agreement is violated at any time, action shall
be taken by the City of poway to revoke permission for use as
herein stated.
