Old Coach Properties #3 LTD., a limited partnership hereinafter,
designated Grantor(s), represent that they are the owner(s) of
the hereinafter described real property, and for a valuable con-
sideration, hereby make(s) an Irrevocable Offer of Dedication
of the hereinafter described real property for the following
pUblic purpose:
The real property referred to above is situated in the incorpor-
ated area of the City of Poway, County of San Diego, State of
California, and is more particularly described as follows:
A 52.00 foot wide strip of land lying within the North-
east Quarter of the Southwest Quarter of section 17,
Township 13 South, Range 1 West, San Bernardino Meridian,
according to the United States Government Survey approved
November 19, 1880, all lying in the City of Poway, County
of San Diego, State of California, the centerline of
which is more particularly described as follows:
Commencing at the Southeast corner of said Northeast
Quarter of the Southwest Quarter, thence Northerly along
the Easterly line thereof North 0005'49" West 565.96 feet
to the TRUE POINT OF BEGINNING; thence leaving said East-
erly line South 88000'20" West 925.45 feet to the point
of terminus of this centerline description.
The sidelines of said 52.00 foot wide strip of land are
to be prolonged or shortened so as to terminate in the
East at the Westerly line of the Easterly 28 feet of
said Northeast Quarter of the Southwest Quarter, and in

the West at the arc of a 48.00 foot radius curve concave
Westerly, the center of which is the point of terminus
as described above.
Together with all that land lying within a 96.00 foot
diameter circle the center of which is the aforesaid
point of terminus.
Together with that land lying Northerly of the North-
erly line of the aforesaid 52.00 foot wide strip of land
and Northeasterly of the arc of the aforesaid 96.00 foot
diameter circle and Southerly and Southwesterly of the
arc of a 100.00 foot radius curve concave Northeasterly
and tangent to both said Northerly line and said arc.
Together with that land lying Southerly of the Southerly
line of the aforesaid 52.00 foot wide strip of land and
Southeasterly of the arc of said 96.00 foot diameter
circle and Northerly and Northwesterly of the arc of a
100.00 foot radius curve concave Southeasterly and tangent
to both said Southerly line and said arc.
Together with the Southerly 711.39 feet of the Easterly
28.00 feet of said Northeast Quarter of the Southwest
Quarter.
Together with that portion of said Northeast QUQrter of
the Southwest Quarter lying within a 48 foot radius
circle the center of which is a point on the Easterly
line of said Northeast Quarter of the Southwest Quarter
a distance thereon 71l.39 feet from the Southeast corner
thereof.
Together with that land lying Westerly of the Westerly
line of said Easterly 28.00 feet and Southwesterly
of the arc of said 48.00 foot radius circle and Easterly,
Northeasterly and Northerly of the arc of a 27.00 foot
radius curve concave southwesterly and tangent to both
said Westerly line and said arc.
Together with all that land lying Westerly of the
Westerly line of said Easterly 28.00 feet and Northerly
of the Northerly line of said 52.00 foot wide strip of
land and Easterly, Southeasterly and Southerly of the
arc of a 20.00 foot radius curve concave Northwesterly
and tangent to both said Westerly and Northerly lines.
Together with all that land lying Westerly of the
Westerly line of said Easterly 28.00 feet and Southerly
of the Southerly line of said 52.00 foot wide strip of
land and Northerly, Northeasterly and Easterly of
the arc of a 20.00 foot radius curve concave Southwest-
erly and tangent to both said Westerly and Southerly
lines.

This Offer of Dedication is made pursuant to Section 7050 of
the Government Code of the State of California and may be
accepted at any time by the city council of the city within
which such real property is located at the time of acceptance
or, if located in the unincorporated territory, by the Board
of Supervisors of the County of San Diego.
This Offer of Dedication may be terminated and the right to
accept such offer abandoned in the same manner as is prescribed
for the vacation of streets or highways by Part 3 of Division
9 or Chapter 2 of Division 2 of Streets and Highways Code of
the State of California, whichever is applicable. Such ter-
mination and abandonment may be made by the city council of
the city within which such real property is located, or if
located in the unincorporated territory, by the Board of
Supervisors of the County of San Diego.
The Grantor hereby further grants the City of poway the
privilege and right to extend drainage structures and excav-
ation and embankment slopes beyond the limits of the herein
described right-of way where required for the construction
and maintenance of said City Highway. RESERVING unto grantor
of the above described parcel of land, his successors or
assigns, the right to eliminate such slopes and/or drainage
structures or portions thereof, when in the written opinion of the
City and/or District Engineer of Grantee and necessity

therefore is removed by substituting orther protection, support
and/or drainage facility, provided such substitution is first
approved in writing by said Engineer(s) .
The Grantor hereby further grants to Grantee all trees, growths
(growing or that may hereafter grow), and road building material
within said right-of-way, including the right to take water,
together with the right to use the same in such manner and at
such locations as said Grantee may deem proper, needful or
necessary, in the construction, reconstruction, improvement or
maintenance of said highway.
The Grantor, for himself, his successors and assigns, hereby
waives any claim for any and all damages to Grantor's remaining
property continguous to the right-of~way hereby conveyed by
reason of the location, construction, landscaping or maintenance
of said highway.
This Offer of Dedication shall be irrevocable and shall be bind-
ing on the Grantor(s) heirs, executors, administra-
tors, successors and assigns.
