I. The following :iJnprovements, as required by' the Fina~ Not:ic.e of Approval,
,shall be completed prior to the issuance of a permit or' other grant of .
approval for the develop!TIent of a paicel created by this,map:'
D. ROAD 'IHPROvDlENTS (Private)
1. .Glen Circle Road. from Wild Holly Lane to the, westerly boundary of
the land division shall be improved on "the alignment Of the irrevo-
cable offer of dedication (minimum radius 200') as shown on
.PN 10449 wit,;h, 20' of 2" A.C. pavem~nt over applied base and A.C.
berm both sides and a 4'graded walkway both sides. All fill must
be compacted 'to 90%. ~Iaximum grade 2S%.
Dip sections '<lJld culverts shall be' designed by a registered,civil
engine.er to h,andle a, IS-year storm. !:lip sections shan bedes'igned
for a maximum.water depth bf 10" based on a IS-year storm aJ:ld the
formula "Depth iil feet X velocity in feet per second is ~quaJ to
6 or less." AsketGh of tlie dip section' showing the above
dimensions and the Galculations shall be sumbitted with the deposit
noted below.
'The entire dip area must have a concrete slab with a minimum width,
of 2 feet wider than the required gradedwidth,but nO'wider 1;han the
required easement, 6" thick. S-I/2 sacks; of cement pel;' cubic ;Yard.
and 10 X 10 X #9' wire mesh. Cutoff wai~s, 6" wide 'and 2' deep, on
both upstream anddownstreamsid,,:s of the dip and along the,. entire
. length of the dip are required. Cold mix' may be used if the ,flow
. is le'ss 'than Scfs. ,and the veloCity -is less than 2 fps., A.C: hot,
mix may be used if the flow is less than ,20 cfs~ and the velocity
is less than Sfps.
A registered civil engineer shall prepare arid submit a sketch of
the private easement road improvements to the Department of Public
Works. The sketch, ".halI show the graded width required, an drain-
age improvements with their approximate locations, signed calculations
and a copy of a 200 scale topo map with the drainage areas outlined.

A deposit of ~300.60, two'prints of the Tentative Parcel Nap and a
copy of the Final Notice of Approval will be forwarded to. the
Department of Public Works along with above sketch and any drainage
. calculations. The deposit is ,to cov~r ~he cost of' a. 'county hspeGt"
ion of the required private easement poa,dimproyements. The applicant
,shall reimburse the Department of. Public W'orks for any costs in
excess of the deposit, prior to recording of, the Parcel Map or prior'
to '!he recording of'theNotice of. Completion. Any Unused portioil
of the deposit will be iefur.ded.

required if a 'grading pennit is obtained.'
A pennit shall be obtained ,from the Department of Public Works for
the .improvements to be ffiade'within the pub~ic right-of-way. The
connection of the private easement road to the public road will have
to match the construction of the public rgad. A copy of the pennit
and evidence from the issuing' agency, that all the requiremerits of
the penni t have been met , shall be subffii ttcd to the Department of
Public Works with.the Engineer's or Surveyor's statement.
H. FIRE PROTECTION
A fire hydrant together with an adequate water supply shall be provided
il1 accordance wi ththespecifications of ,the City of' Po",a)i Department
of Public Works and City'Standards in the vicinity of the south side of 0
Glen Circle Road between Parcels 2 and 3.
Plans" ",hen requ~red,sl1an be prepared by aregist!lred civil engineer
for the developer and approved by the Department of pUblic Works. The above
improvements shall be made in accordance with all pertinent ordinances,
Prior to the issuing of a pemi t or. other grant ()fapproval, a.;g[ading penni te,
a construction pennit, and/or a permit to install ,utilities ~ithin the
private easement to be improved may be issued before the completion of the
above improvements.
II. In seeking approval of this division of land, the oi~ers represented'
possess a legal tight. to ,increase the burden upon the servient tenement'
of the offsite private road easement sufficient, t9 satisfy the needs
of the parcels resulting thereform. The CityofPoway does ,not 'warrant
the truthfulness of such representation and hereby.further declares to
all parties having or acquiring any right,. title" or interest in the
real property described above that such representation, has not been
conclusively and authoritatively determined. Nevertheless, the City of
Po",ay permits' the 'Oi;Jiers to subdivide th:l.s land and permit's othe'r parties
to have or a<:quire a right, title or interest in the subdivided parcels
in consideration for which the owners . and all parties 'having or acquiring.
any right, title or inter.est hereby:
1. Release {he,Cit~of Poway from all liability arising. out of the
City's approval of 'this division of land for any' and' aIr claims asser,t-
ing damages sustained by the owners or ,any party haying or acquiring
any right, title or interest as a result of tl1e access over' the, o~fsite
private ,road easement being prohibited; restricted, limited, or 'other-
wise -impaired in. any manner whatsoever; and .
2. Agree toinderrmi:fy and save harmle~s 'the City of Po",ay ~rom any
damages which may'result to persons or property for ",hich the City of
Po",ay has been held responsible or attempted to be held responsible,
together wi~th th~' cost of defending any and .all actions', as a result of
