AN ORDINANCE OF THE CITY OF POWAY, CALIFORNIA
ADDING TO ZONING ORDINANCE SECTIONS 2300 THRU
2465 TO PROVIDE FOR SETBACKS, LANDSCAPING PLANS
AND SITE PLANS IN COMMERCIAL ZONE DEVELOPMENT
THE CITY COUNCIL OF THE CITY OF POWAY, CALIFORNIA DOES ORDAIN AS FOLLOWS:
Section 1. The City of Poway finds it in the best interest
of the City to provide for setbacks, landscaping and harmonious site
design in all commercial design and development plans in order to
enhance the scenic beauty of the City and at the same time provide
for safer access to and from roads and streets abutting commercial
developments.
Section 2. Sections 2470 shall be added to Sections 2300,
et seq. (commercial zones) to provide as follows:
(a)
No building, assessory building or projection
of same shall be constructed so as to be with-
in that area twenty (20) feet from the front
lot line of any property commercially zoned.
For purposes of this ordinance, the "front
lot line" shall be that line separating the
lot from any public right of way of record
or right of way set forth within the Gen-
eral Plan circulation element.

For purposes of this ordinance "public right
of way" shall include street and highways
for vehicular traffic, sidewalks, bike paths,
horse trails and any other similar right of
way for public use.
It is the intent of this ordinance to exp~nd
those setback requirements set forth in San
Diego County Regulatory Ord. 51.507, by
distances necessary to allow 20' of landscaped
area between any building constructed upon
commercial property and any public right of
way.
(b)
Within the area set forth in Section 2470(a) and
any other area so designated by the City shall be
landscaping in conformance with those requirements
set forth in Zoning Ordinance ~6712.

(c)
For all development within commercial zones a
site plan shall be submitted that meets the
applicable requirements of Zoning Ordinance
~2221(a) (Content of Site Plan), and shall be
reviewed in accordance with Zoning Ordinance
~7150 (Site Plan Review Procedure).
Introduced and first read at a regular meeting of the City
Council of the City of Poway held the 10th day of March , 1981
and thereafter PASSED and ADOPTED at a regular meetin of said City
Council held the 17th day of March , 1981 by the following
vote:
