A RESOLUTION OF THE CITY COUNCIL
OF THE CITY OF POWAY, CALIFORNIA
ADOPTING SUBMITTAL REQUIREMENTS
FOR TENTATIVE TRACT MAPS AND
TENTATIVE PARCEL MAPS
WHEREAS, in order to review and consider an application for sub-
division certain information and maps are necessary; and,
WHEREAS, the Planning Services Department in conjunction with
the Public Services Department has set forth a list of submittal
requirements; and,
WHEREAS, Section 16.08.050.B requires the adoption of submittal
requirements.
NOW, THEREFORE, BE IT RESOLVED that the City Council hereby
adopts Exhibit A attached as the submittal requirements for
Tentative Tract Maps and Tentative Parcel Maps.
APPROVED and ADOPTED by the City Council of the City of Poway,
State of California, this 26th day o~ovember, 1985.

SUBMITTAL REQUIREMENTS
TENTATIVE TRACT MAPS
AND
TENTATIVE PARCEL MAPS
After the certification of an EIR (f~viro~uenta] Impact l~pGrt) c~ the
issuance of a Negative Declaration, applications fc~ a Tentative Map may
be considered _~glete if all of the following sutmittal requirements have
been met, in addition to any additional infcm~ation requested.

A. SPECIFIC INFORMATION

EiGhteen (18) sets of blueline plans which shall include the
infc~mation specified under General Requirements.
a. All plans shall be drawn on unifu~m size s~cts no ~reater
than 30" X 42"
b. All plans shall be drawn to an en~ineerirg scale not to
exceed 1" = 100', with a north arrow c~iented to the top of
sheet.
c. All plans shall be stapled together alon~ the left margin,
into sets, and shall be folded to approximately an 8 1/2" X
11" fc~nmat.
d. All plans ~ust be clear, legible, and scaled accurately.
One (1) 8 1/2" X 11" transparency reduction (100% clear) and one
(1) f,,11 size reproducible sepia fc~ each shcct in the set.
Part I of the Initial Study (Environmental Asses~uent).
l~nt of Application Fees (Fees are not refun~ble).
Evidence of legal parcel. Either a copy of the recorded map,
certificate of compliance c~ a Grant Deed recorded prior to
February, 1972.
A preliminary title report sba11 be filed with the City.
A copy of any condition, restrictive reservation c~ covenant
If individual wells are proposed fc~ a potable water supply a
groundwater study prepared in accordance with Resolution 252
shall be required.
FJBLIC HEARING REQUI~
Property o~nership list - two (2) separate sets of typed, self
adhesive, address sheet labels, (Avery or similar) listing
the names, addresses, and Assessor's Parcel Number of all
property within 500 feet of the exterior boundaries of the
suDject property (scc example provided).
7~e list shall be obtained fr~n the latest equalized
assessment roll issued by the San Diego County Assessor.
A radius map drawn on the Assessor's Parcel Maps, and spliced
together (where necessary) into an 8 1/2" X 11" format,
iDx~icating the subject property, with a 500 foot radius drawn
around the property (see example provided).
The following is a description of the plans and information that
may be r~cded to process a map and the amount of detail that such
a map should contain:

-A location map at the minimu~ scale of one (1) inch equals
one thousand (1,000) feet, indicating the location of the
proposed subdivision and the land use in the surrounding
area.
-Name and address of record cwner or cm~ers and subdivider
(if different).
-N~ne and address of registered civil engir~_cr or licensed
surveyor who prepared the tentative map.
-Date of preparation, north point and scale.
Minimum scale: 1" = 100'
Minimum map size 18" X
-Assessor Parcel Number(s).
-Tract nunber or name of all adjacent subdivisions, location
of, n~es and width of adacent streets, highways alleys and
ways, together with the type and location of street
improvements thereon.
-The existing contour of the land including all adjacent
properties within 100 feet at intervals of not more than two
(2) feet on areas having a 'cross slope of five percent (5%)
or less and five feet (5') for all other areas.
-Sufficient data to define the boundaries of the tract, or a
legal description of the tract. %"ne tentative map shall show
the planned sc.~le of develOlm~ent of the final map.
-Width location and purpose of all existing and proposed
public or private easements.
-Existing and nearest fire hydrants.
-The width, grade and direction of flow of drainage on all
streets, highways, alleys and other right-of-way proposed for
dedication or not, and the approximate elevation on all
street intersections.
-The radius of all curves.-All lots shall be nunbered consecutively throughout the
entire develo~nent; the dimensions of all lots, lot areas for
all lots not rectangular in shape, and lot elevations shall
be shown. The highest numbered lot to be circled.
-The locations of areas subject to inundation up to a 100
year storm water overflow, and the location, width and
direction of flow of all water courses existing and proposed.
-The location and outline to scale of each e~ting building
or sturcture within the subdivision, noting thereon whether
or not such building or structure is to be removed f~, or
z~,ain in the develola~ent of the subdivision, and its future
~se.
-The location, pipe size and grades of propo~-~ sewers, water
lines and underground storm drains, and all other utilities,
existing or proposed.
-The location and species of all trees over six (6) inches in
diameter (where stands of trees are located, individual trees
need not be shc~en, but may be shown as a group).
-The location of any large rock outcroppings.-The location of existing fences, wells, irrigation pipes,
cesspools, sewers, culverts, drain pipes, u~derground
structures, sand, gravel, or other ex=avation, within 100
feet of any portion of the subdivision, noting thereon
whether they are to be abandoned or used.
-Street cross sections.-The net and gross area of the subject property expressed in
acres o
-Delineation of any ~one or General Plan boum~y which
traverses the subject property.
-Statement regarding existing zoning and proposed use.-statement regarding intention of subdivider relati~ to
erosion control and imp~nts to be constructed by
subdivider.
-Proposed souru~ of water supply and sewage disposal.-Proposed public areas to be dedicated or easements proposed.-statement as to develoI~ent of lots (whether for sale as
lots or fully developed houses and lots.

-Slope analysis depicting areas of slope in 0-14.9%, 15-24.9% , 25-49.9% and over 50% categories.
-Slope analysis depicting the average slope on a net area
basis using the above r~ference (definition: NET: gross
acreage minus any public or private categories of vehicular
access).
-Where excessive grades or grading is apparent, a grading
plan shall be s,,h~itted with tentative map sukxnittal;
otherwise sho~ preliminary or conceptual grading with
building pad and driveway locations on the tentative map.
-Written statement fr~. the owner or owners of the land
sought to be subdivided expressly authorizing the sutmission
of the tentative .map by the subdivider to the City.
For time extensions, amendments, and revisions, It~ IA, 1, 2, 4,
and IB, shall accompany a Uniform Application at the time of
suk~ittal.
