A RESOLUTION OF THE CITY COUNCIL
OF THE CITY OF POWAY, CALIFORNIA
AMENDING THE LAND USE ELEMENT OF
THE GENERAL PLAN OF THE CITY OF POWAY
COMPREHENSIVE PLAN (GPA 8g-O4E)
WHEREAS, the City Council of the City of Poway recognizes that the need may
arise to amend the City's general Plan; and
WHEREAS, Section 65350, et seq., of the California Government Code descri-
bes the procedures for amending General Plans; and
WHEREAS, the applicant, Nexus Development Corporation, has initiated a
General Plan Amendment, GPA 8g-O4E, for a modification of land use for an
approximate 0.11 gross acre parcel (APN 317-640-42) located at 13307 Carriage
Road; and
WHEREAS, the application proposes a change in land use from Residential
Single Family-7 {6-7 du/net acre) to Residential Condominium; and
WHEREAS, the City of Poway held a properly noticed public hearing in accor-
dance with the California Government code and the California Environmental
Quality Act to consider that request; and
WHEREAS, the City Council finds that proposed General Plan Amendment 89-04E
will not have significant adverse impacts on the environment; and
WHEREAS, the City Council further finds that the proposed General Plan
amendment would result in a land use designation that is consistent with the
surrounding residential development and density, and would also foster the
improvement of local traffic circulation patterns associated with existing and
proposed development.
NOW, THEREFORE, BE IT RESOLVED that the City Council does hereby amend the
City of Poway General plan Land Use Map of the Land Use Element for the above
described property from Residential Single Family-7 {6-7 du/net acre} to
Residential Condominium (7-12 du/net acre}.
