ABSTRACT
The parcel map for Tentative Parcel Map No. 95-03 is ready for approval. The
conditions of approval for the map were met and all required dedications were made. A
covenant for the construction of public improvements and payment of fees was submitted
and approved by the City Attorney.
ENVIRONMENTAL REVIEW
- The previously certified Final Environmental Impact Report (EIR) for the South Poway
Specific Plan adequately addresses the potential environmental impacts of the proposed
development.

None.

RECOMMENDATION
It is recommended that the City Council approve the parcel map for TPM 95-03 and direct
its recordation.

SUBJECT: Approval of Parcel Map for Tentative Parcel Map 95-03,
Watkins TruckinQ: Tech Business Center LLC. ADDlicant
BACKGROUND:
The Tentative Parcel Map is located on the east side of Tech Center Drive
between Kirkham Way and Scripps Poway Parkway (Attachment 1). The tentative
map was approved on October 3, 1995, Reso 1 ut i on No. P-95- 56 . This map
creates two lots on 32.5 acres of land (Attachment 2).
FINDINGS:
the parcel map has been examined and found to be technically correct, in
compliance with State Law and City ordinance, and is in conformance with the
approved tentative parcel map and with the conditions of approval. A covenant
for the construction of public improvements and payment of fees was submitted
and approved by the City Attorney.
FISCAL IMPACT:
The truck terminal will create local employment opportunities. Sales tax
generation is not expected from this use.
ENVIRONMENTAL IMPACT:
The previously certified Final Environmental Impact Report (EIR) and Final
Subsequent EIR for the South Poway Specific Plan adequately addresses the
potential environmental impacts of the proposed development.
