OF THE CITY OF POWAY
APPROVING ZONE RECLASSIFICATION REQUEST
R-81-009 (GREEN VALLEY GROVES)
LOCATED EAST OF LIME GROVE, SOUTH OF ORCHARD GATE
APN 275-270-09 & 07
WHEREAS, on the fourth day of August, 1981 the City Council considered
the above referenced application; and,
WHEREAS, the City Council has held duly advertised Public Hearings
pursuant to Section 65854 of the California Government Code,
NOW, THERFORE, BE IT ORDAINED that the City Council of the City of
Poway does hereby find:
Section 1 Findings
That the subject property is suitable for the uses
permited in the proposed zone in terms of access, size
and comparability with existing land use in the sur-
rounding area.
That the proposed zone reclassification would not have a
significant impact on the environment and the surround-
ing properties.
That the proposed zone reclassification is in confor-
mance with the Poway General Plan.
Section 2
Pursuant to Section 65850 through 65855 of the California
Government Code the City Council of the City of Poway hereby
approves Zone Reclassification R-81-009 (Green Valley
Groves).
Section 3
The City Council Certifies the Environmental Impact Report as
adequate for the Zoning Reclassification R-81-009 (Green
Valley Groves).

The zoning classification described below is hereby
changed as follows:
OLD ZONE: Use Regulations A-70-8, Neighborhood Designator -
Density 1 DU per 8 acres Lot size 8 acres Building Type -
Maximum Floor Area - Floor Area Ratio - Height G,
Lot Coverage - Setbacks B Open Space - Special Area Regulations
NEW ZONE: Use Regulations A-70-2, Neighborhood Designator -
Density 1 DU per 2 acres net, Lot Size 2 acres net, Building
Type -, Maximum Floor Area -, Floor Area Ratio -, Height G, Lot
Coverage -, Set Backs B, Open Space -, Special Area Regulations -.
APPROVED and ADOPTED by the City Council of the City of Poway, State of
California, this 4th day of August, 1981 by the following roll call vote:
AYES: Oravec, Rexrode, Shepardson, Emery
NOES: None
ABSENT: Tarzy
