Res P-81-07RESOLUTION NO. P-81-7 A RESOLUTION OF THE CITY COUNCIL OF THE CITY OF POW-AY APPROVING PLOT PLAN FOR 137~5 POWAY ROAD IN THE C-36 ZONE WHEREAS, on the fourth day of August, 1981 the Poway City Council held a meeting to consider the above described project; and WHEREAS, the City Council was presented plans for said development for their consideration, NOW, TREREFORE, the Poway City Council RESOLVES as follows. Section 1 That 1. 30 the followinq findings have been made: That the site indicated by the development plan is adequate in size and shape to accomodate the proposed use and all yards, spaces, walls, fences, parking, landscaping, loading and other features required. That the improvements as indicated on the revised development plan noted Exhibit B, dated 7-29-81 are located in such a manner as to be property related to existing and proposed streets and highways. That the improvements shown on the revised Exhibit B, dated 7-29-81 are consistend with all of the adopted standards and ~olicies set forth by the City Council of the City of Poway. Section 2 That the plot plan review is approved subject to the following conditions. The site plan shall be develoDed in accordance with the approved site plans of file in the Planning Services Department and the conditions contained herein. Revised site plans and building elevation incorporating all conditions of approval shall be submitted to the Planning Services Department prior to the issuance of Building Permits. Approval of this request shall not waive compliance with all sections of the Zoning Ordinance and all other applicable City Ordinances in effect at time of the Building Permit issuance. Prior to any use of the proposed addition all conditions of approval contained herein shall be completed to the satisfaction of the Director of Planning Services. A detailed landscape and irrigation plan shall be submitted to and approved by the Planning Services Department prior to the issuance of Building Permits. Ail landscaping areas shall be maintained in a healthy and thriving condition free from weeds, trash and debris. The applicant shall comply with the latest adopted uniform building code, uniform mechanical code, uniform plumbing code, national electric code and all other applicable Codes and Ordinances in effect at the time of the issuance of the Building Permit. This approval shall become null and void if Building Permits are not issued for this project within one year from the date of project approval. Vehicular access to Poway Road and Gate Drive shall be dedicated to the City except at approved access points as shown on Exhibit B dated 7-29-81. Ail street improvements i.e., the removal of the driveway on Poway Road and the replacement of said driveway with sidewalk shall be installed to the satisfaction of the City prior to occupancy of the building. Maximum buliding square footage allowable shall not exceed 1,812.75 square feet. APPROVED and ADOPTED by the City Council of the City of Poway, State of California, this 4th day of August, 1981.
