A RESOLUTION OF THE CITY COUNCIL
OF THE CITY OF POWAY, CALIFORNIA
APPROVING TENTATIVE PARCEL MAP 82-12
ASSESSOR'S PARCEL NUMBER 323-201-14
WHEREAS, Tentative Parcel Map No. 82-12, hereinafter "Map," submitted
by Interamerican Poway Partnership, applicant, for the purpose of
subdividing the real property situated in the City of Poway, County of
San Diego, State of California, described as a portion of Lot 2 of Section
18, Township 14 south, Range 1 west, San Bernardino Base Meridan into two
lots, regularly came before the City Council for public hearing and action
on February 22nd, 1983; and
WHEREAS, the Director of Planning Services has recommended approval of
the Map subject to all conditions set forth in the Planning Services
Department report; and
WHEREAS, the City Council has read and considered said report and has
considered other evidence presented at the public hearing.
NOW, THEREFORE, the City Council of the City of Poway does resolve as
follows:
Section 1: Findings:
The City Council makes the following findings in regard to Tentative
Parcel No. 82-12 and the Map thereof:
The tentative tract is consistent with all applicable interim and
proposed general and specific plans because the actual land use
will be appropriately designated in the pending Comprehensive
Plan and because the Multiple Family Residential was consistent
with the General Plan and Zoning at the time the project was
originally approved.
The design or improvements of the tentative parcel is consistent
with all applicable interim and proposed general and specific
plans because the project is located in an area where all
necessary public services and facilities are available.
The site is physically suitable for the type of development
proposed because it is generally flat, it has good access and it
is near other residential development.
The design of the subdivision is not likely to cause substantial
environmental damage and avoidable injury to humans and wild life
or their habitat because the site has been previously approved
for residential use.

e. The tentative parcel is not likely to cause serious public health
problems because all units will be connected to public sewers.
The design of the tentative parcel will not conflict with any
easement acquired by the public at large, now of record, for
access through or use of the property within the proposed
subdivision.

That this project will not create adverse impacts on the
environment because the project received a Conditional Negative
Declaration on October 16, 1980.
Section 2: Tentative Parcel Map No. 82-12, a copy of which is on file
in the Planning Services office, is hereby approved subject to all of
the following conditions:
1. All conditions of application P79-178, P79-178(M) and TM 4193
shall be met.

A final parcel map shall be approved by February 22, 1985, or
said map expires unless a request for time extension is received
and approved in accordance with the City's Subdivision Ordinance.
