A RESOLUTION OF THE CITY COUNCIL
OF THE CITY OF POWAY, CALIFORNIA
APPROVING DEVELOPMENT REVIEW 83-12R
ASSESSOR'S PARCEL NUMBERS 275-461-02, 275-232-32
WHEREAS, Development Review 83-12R, submitted by The Mounts
Company, apDlicant, requests to construct a 144 unit residential
retirement facility including dining facilities with kitchen,
resident manager quarters, administrative offices, social service
facilities and various recreational facilities, in the Residential
Single Family 4 (RS-4) zone; and,
WHEREAS, on April 16, 1985, the City Council held a hearing on
the above referenced item.
NOW, THEREFORE, the City Council does hereby resolve as
follows:
Section 1: Findings:
That the proposed development is in conformance with the
Poway General Plan.

That the proposed development will not have an adverse
aesthetic, health, safety or architecturally related impact
upon adjoining properties in accordance with the Community
Design Element of the General Plan.

That the proposed development is in compliance with the
Zoning Development Code.

That the proposed development encourages the orderly and
harmonious appearance of structures and property within
the City.
Section 2: Environmental Findings:
The City Council finds that the previously issued Negative
Declaration for DR 83-12 is adequate for DR 83-12R.
Section 3: City Council Decision:
The City Council hereby approves Development Review 83-12
subject to the following conditions:
Hand trowled exterior plaster shall be the beige color
described as 2332M.

2. Roofing material shall match that approved for DR 84-14.
3. All west-facing windows and glass doors shall have muttons
to the satisfaction of the Director of Planning Services.
4. Approval of DR 83-12R shall render all conditions of
DR 83-12 null and void.
5. All conditions of CUP 83-04R shall apply.
6. The balcony facade shall be "scalloped" like the previous
proposal to the satisfaction of the Director of Planning
Services.
APPROVED and ADOPTED by the City Council of the City of Powa¥,
State of California, this 16th day of April, 1985.
