A RESOLUTION OF THE CITY COUNCIL
OF THE CITY OF POWAY, CALIFORNIA
APPROVING TENTATIVE TRACT MAP 83-01TE
ASSESSOR'S PARCEL NUMBER 314-242-01, 02
WHEREAS, Tentative Tract Map No. 83-01TE, hereinafter "Map"
submitted by Fred and Carol Van Houten, applicant, for the purpose
of subdividing the real property situated in the City of Poway,
County of San Diego, State of California, described as a portion of
the north 8 acres of the south 13 acres of the SE quarter of
Section 2, TS 14S, R2W, SBBM, County of San Diego, State of
California, into ten (10) lots, regularly came before the City
Council for public hearing and action on August 20, 1985; and
WHEREAS, the Director of Planning Services has recommended
approval of the map subject to all conditions set forth in the
Planning Services Department report; and
WHEREAS, the City Council has read and considered said report
and has considered other evidence presented at the public hearing.
NOW, THEREFORE, the City Council of the City of Poway does
resolve as follows:
Section 1: Findings:
The City Council makes the following findings in regard to
Tentative Tract No. 83-01TE and the map thereof:
The tentative tract is consistent with all applicable
interim and proposed general and specific plans
because it meets all objectives and policies for
residential development.

The design or improvement of the tentative tract is
consistent with all applicable interim and proposed
general and specific plans because it meets General
Plan criteria for residential design and improvements.
The site is physically suitable for the type of devel-
opment proposed because it is flat and involves no
constraints to the type of development proposed.
The site is physically suitable for the density of the
development proposed, because it is flat and otherwise
unconstrained.

The design of the subdivision is not likely to cause
substantial environmental damage and avoidable injury
to humans and wildlife or their habitat because poten-
tial impacts can be mitigated by conditions of
approval.
The tentative tract is not likely to cause serious
public health problems because City services and
facilities will be provided.
The design of the tentative tract will not conflict
with any easement acquired by the public at large, now
of record, for access through or use of the property
within the proposed subdivision;
That this project will not create adverse impacts on
the environment and a mitigated Negative Declaration
is issued with mitigation for noise, removal of vege-
tation, and drainage.
Section 2:
Ail conditions of approval of City of Poway Resolution P 83-30
shall be fulfilled as required, except that a final map for the
tentative map time extension shall expire on May 31, 1986
unless an application for an additional time extension is
received 60 days prior to the expiration of the map (April 1,
1986) and the City Council approves the extension prior to May
31, 1986.
APPROVED and ADOPTED by the City Council of the City of Poway,
State of California, this 20th day of August, 1985.
