A RESOLUTION OF THE CITY COUNCIL
OF THE CITY OF POWAY, CALIFORNIA
APPROVING TENTATIVE TRACT MAP 83-02TE
ASSESSOR'S PARCEL NUMBERS 323-071-07, 08, 09, AND 323-080-01
WHEREAS, Tentative Tract Map No. 83-02TE, hereinafter "Map"
submitted by Richard L. Kuebler, applicant, for the purpose of
subdividing the real property situated in the City of Poway, County of
San Diego, State of California, described as a portion of the NE
Quarter, Section 17, Township 14S, Range 1 west, San Bernardino
Meridian, County of San Diego, State of California, into 166 lots,
regularly came before the City Council for public hearing and action
on August 20, 1985;
WHEREAS, the Director of Planning Services has recommended
APPROVAL of the Map subject to all conditions set forth in the
Planning Services Department report; and
WHEREAS, the City Council has read and considered said report and
has considered other evidence presented at the public hearing.
NOW, THEREFORE, the City Council of the City of Poway does resolve as
follows:
Section 1: Findings:
The City Council makes the following findings in regard to
Tentative Tract Map 83-02 Time Extension and the Map thereof:
a. The tentative tract is consistent with all applicable interim
and proposed general and specific plans because the
residential land use proposed coincides with the General Plan
land use designation.
b. The design or improvement of the tentative tract is
consistent with all applicable interim and proposed general
and specific plans because all necessary facilities and
services can be provided for the proposed residential
development.
c. The site is physically suitable for the type of development
proposed because adverse geology/soil conditions and
drainage/hydrology, traffic, and biological hazards can be
mitigated.
d. The site is physically suitable for the density of the
development proposed because adverse geology/soil conditions,
drainage/hydrology, traffic, and biological hazards can be
mitigated and the density conforms to the City's General Plan
land use designation.

The tentative tract is not likely to cause serious public
health problems because public water and sewer facilities will
be provided.
The design of the tentative tract will not conflict with any
easement acquired by the public at large, now of record, for
access through or use of the property within the proposed
subdivision.
The Environmental Impact Report certified on June 4, 1980
includes changes or alterations have been required as
conditions or incorporated into project design, which mitigate
the significant impacts identified in that Environmental
Impact Report.
Section 2:
The applicant shall, pay any deposit on the LOA that is
due under the ordin~ce'~hat aPblies to him.
Ail conditions of approval for of the City of Poway Resolution
P-83-50 shall be fulfilled as required, except that a final map
for the tentative map time extension shall expire on June 7,
1986, unless an application for an additional time extension
is received 60 days prior to the expiration of the map (April
8, 1986) and the City Council approves the extension prior to
June 7, 1986.
APPROVED and ADOPTED by the City Council of the City of Poway,
State of California, this 20th day of August, 1985.
