P-88-108 A OF THE CIT' OU CIL OF THE ITY F POWAY, APPROVING ,ONDI IONAL USE E MI 88-14 AND D VELO MENT REVIE' 8- 7 PAR EL NU~)ER 27 -5 0-12 WHEREAS, Conditional Use Permit 88-14 and Development Review 88-17, sub- mitted by First Church of Christ S applicant, requests approval of a master plan for the existing church property to include the of a new 6,760 square foot and a remodeling of the existing church buildings located at 16135 Pomerado Road in the RR-C zone; and WHEREAS, on November 1, 1988, the City Council held a hearing on the above- referenced item. NOW, the City Council does hereby resolve as follows: Section 1: E 1 Firdinc : The City Council finds that this project will not have a significant adverse impact on the and hereby issues a Negative Declaration with measures as in the conditions of approval. Section 2: Findin~ : Conditional Use Permit 88-14 That the location, size, design, and operating of the proposed use will be compatible with and will not adversely affect or be materially detrimental to adjacent uses, residents, buildin s, · or natura The First Church of Christ has operated at this ocation for many years in a manner compa ible with surrounding neighborhood. The new building w ll observe a minimum 50 oot setback from the uses to reduce impacts. That the scale, bulk, coverage, and density is with adjacent uses, in that all standards of the Zoning Development Code are met. The project will meet the applicable property development standards for off-street parking, setbacks, lot coverage, and building height. That there are available public facilities, and utilities to serve the proposed use as all facilities and services can be provided for through the conditions of approval. That there will not be a harmful effect upon desirable neighborhood in that the required wood fence and dense landscaping along the property lines will buffer the project from adjacent residen- tial and uses.
