WHEREAS, Tentative Tract Map No. 85-04 Time Extension (2), hereinafter
"Map" submitted by C. F. Poway Ltd., f r the purpose of
the real pro erty situated in the City of Poway, ounty of San Diego, State of
California, escribed as portion of the south hal of the northeast quarter and
the outheas quarter of Section 23 and the west alf of Section 24, and those
port ons of he north h If of the northeast quarter and the west half of s id
Sect on 23 and the sout east quarter of the southwest q,arter and the
quar er of the southeas quarter of Section 14, all in ownship 14 south, ange
2 west, San Bernardino ase and M ridian, in the City o Poway, County of an
Diego, State of California, accor ing to United States Survey
approved 11, 1879 into O0 lots, regularly came before the City
Council for public hearing and ac ion on November 1, 1988; and
WHEREAS, the Director of Planning Services has recommended approval of a
second one-year time for the Map subject to all set forth
in the Planning Services Department report; and
WHEREAS, the City Council has read and J said report and has con-
sidered other evidence at the public hearing.
NOW, THEREFORE, the City Council of the City of Poway does resolve as
follows:
Section 1: Findim :
The City Council finds that the previously issued Negative Declaration ade-
quately discusses the concerns of this project.
Section 2: Findinc;:
The City Council makes the following findings in regard to' Tract
No. 85-04 Time Extension (2) and the Map thereof which are supported by
evidence contained in Volumes 1, 2, 3, and 4 of the South Poway Planned
Community and in the project records.
The tentative tract is with all applicable general and spe-
cific plans and with the South Powa~v Planned Community D
Plan.

The design or improvement of the tentative tract is consistent with the
General Plan and the South Poway Planned Community Development Plan.
3. The site is physically suitable for the type of proposed.

The site is physically suitable for the density of the development
proposed.
The design of the subdivision is not likely to cause
1 damage and avoidable injury to humans and wildlife or
their habitat as mitigation measures have been included as conditions
of approval.
The tentative tract is not likely to cause serious public health
problems in that public services will be provided.
The design of the tentative tract will not conflict with any easement
acquired by the public at large, now of record, for access through or
use of the property within the proposed subdivision.
That this project will not create ad erse impacts on the
with the exception of those impacts dentified in the Final EIR for the
South Poway Planned Community for wh ch a of overriding con-
siderations was adopted, and a Negat ve is issued.
Section 3:
Tentative Tract Map No. 85-04TE (2), a copy of which is on file in the
Planning Services office, is hereby approved subject to all the following
conditions:
A proval of TTM 85-04TE (2) is based on its conformance with the
D velopment Plan for South Poway (Planned Community 84-01) and all
f hal maps for the project shall conform to that plan and comply with
a 1 conditions of City Council Resolution No. P-85-69.
2. This Time Extension shall expire on November 19, 1989.
APPROVED and ADOPTED by the City Council of the City of Poway, State of
California, this 1st day of November, 1988.
