Section 3: City C :il Decision: Development Review 88-23 for which plans are on file in the Planning -- Services Department, is hereby approved subject to the following conditions: No. P- 89-03 Page 2 Within 30 days of approval: (1) The applicant shall submit in writing that all conditions of approval have been read and understood; and (2) the pro- perty owner shall execute a Covenant on Real Property. APPLICANT SHALL CONTACT THE DEPAI~TMENT OF PLANNING SERVICES REGARDING COMPLIANCE WITH THE FOLLOWING CONDITIONS: A. SITE DEVELOPMENT Any equipment located outside of the buildings must be surrounded by screening walls which are as high or higher than the equipment and architec- turally J with the main building. 2. All work other than loading and unloading must be done within the walls of the buildings. 3. Site shall be developed in accordance with the approved site plans on file in the Planning Services Department and the conditions contained herein. Revised site plans and building g all conditions of approval shall be submitted to the Planning Services Department prior to issuance of building permits. Existing telephone, gas, electric, and all other public utilities and appur- tenances shall be shown on the grading plans. All on-site water mains shall be public. A 20 foot wide easement shall be dedicated to the City over all public water mains. Improvement plans for on-site water service shall be prepared on standard size sheets, signed by a registered Civil Engineer and submitted to the City for approval. The applicant shall pay for a water system analysis to establish the proper size and location for the public water system. The amount will be deter- mined by the cost of the analysis and shall be paid prior to building permit 6. APPLICANT SHALL CONTACT THE SAFETY SERVICES DEPARTMENT REGARDING COMPLIANCE WITH THE FOLLOWING CONDITIONS: No. P-89-03 Page 7 SAFETY SERVICES Private fire system plans shall be submitted to the Safety Services for approval prior to issuance of building permits. The buildings will be required to install an approved fire sprinkler system. The entire system is to be monitored by a central ~ agency. A system post valve with tamper switch, also is to be located by the City Fire Marshal prior to installation. The addition of on-site fire hydrants is required. The location of the hydrants shall be ~ by the City Fire Marshal. All fire hydrants shall be Jones 3775. A Knox Security System Box and padlocks shall be required for each building and post indicator valve. Electric override switches shall be provided on gated access to rear of building. 5. Material Safety Data Sheets shall be required for all hazardous and/or toxic substances used in each building. o The buildings shall isplay their numeric address in a manner visible from the access street, uilding addresses shall also be displayed on the roof in a manner satisfac ory to the Director of Safety Services. GENERAL REQUIREMENTS AND APPROVALS Those portions of the subject property proposed to be held under common ownership shall be labeled such and identified by a separate lot number on the final map. 2, Prior to occupancy, all dedications shall be made and required above, granted as building permit.
