P-89-12 A RES LUT ON OF TH CIT COUNCIL OF TH CI Y OF POW Y, C LIFORNIA APPROVI G T NTATIVE ARCE MAP 88-13 ASSESSO 'S ARCEL NU BER 17-222-16 WHEREAS, Parcel Ma No. 88-13, hereinafter "Map" submitted by C.F. Poway Ltd., for the p rpo e of § the'real property situated in the City of Poway, County of an iego, State of California, described as a portion of Lot 6 of Poway Tract 5-0 , Map No. 11742 into two lots, regularly came before the City Council for pub ic hearing and action on January 31, 1989; and WHEREAS, the Director of Planning Services has recommended approval of the Map subject to all set forth in the Planning Services report; and WHEREAS, the City Council has read and considered said report, and has con- sidered other evidence presented at the public hearing. The site is physically suitable for the type of development proposed; in that the property has been graded in with approved grading plans. Section 3: City Council Decision: Parcel Map No. 88-13, a copy of which is on file in the Planning Services office, is hereby approved subject to the following conditions: Within 30 days of approval, the applicant shall submit in writing that all conditions of approval have been read and understood. APPLICANT SHALL CONTACT THE DEPARTMENT OF PLANNING SERVICES REGARDING COMPLIANCE WITH THE FOLLOWING CONDITIONS: Access to Lots 6A and 6B shall be provided by one common driveway which shall be located on the common boundary or in a location which is satisfac- tory to the City Engineer. 2. The two parcels shall be designated as Parcels i and 2 on the final map. 3. TTM 87-09 shall be recorded prior to final map approval. APPLICANT SHALL CONTACT THE PUBLIC SERVICES DEP;%RTMENT REGARDING COMPLIANCE WITH THE FOLLOWING CONDITIONS: GRADING Grading of the subject property shall be in accordance with the Uniform Building Code, City Grading Ordinance, approved grading plan and geotech- nical report, and the approved Development Plan. No. p- 89-12 Page 3 2. A soils report shall be prepared by a qualified engineer licensed by the State of to perform such work at first submittal of a grading plan. 3. Buildings or retaining walls shall not encroach into finished slopes. 4. The final grading plan shall be subject to review and approval by the Planning Services and Public Services Department and shall be completed prior to recordation of the final subdivision map or issuance of building permit, comes first. Utility shall be provided to the sp of the serving utility companies and the Director of Public Services. 3. Water, sewer, and fire p. systems plans shall be designed and ~ to meet rec of the City of Poway and the Health Department of the County of San Diego. 4. Existing telephone, gas, and all other public utilities and app shall be shown on the grading plans. APPLICANT SHALL CONTACT THE DEPARTMENT OF SAFETY SERVICES REGARDING COMPLIANCE WITH THE FOLLOWING CONDITION: SAJrETY SERVICES A new fire hydrant (Jones No. 3775) shall be installed at the driveway entrance to the two parcels. GENERAL REQUIREMENTS AND APPROVALS Final parcel and tract maps shall conform to City standards and procedures. Should this be further divided, each final map shall be sub- mitted for approval by the City Engineer.
