WHEREAS, Development Review 88-19, submitted by Pomerado Properties, appli-
cant, requ sis approval for the of two industrial buildings
totaling 2 ,860 square feet on Lots 10 and 11 of Pomerado Business Park, Map
11742 loca ed on the north side of Place in the LI (Light
zone; and
WHEREAS, on May 9, 1989, the City Council held a hearing on the above-
referenced item.
NOW, THEREFORE, the City Council does hereby resolve as follows:

APPLICANT SHALL CONTACT THE DEPARTMENT OF PLANNING SERVICES REGARDING COMPLIANCE
WITH THE FOLLOWING CONDITIONS:
A. SITE
1. The building on Lot 10 shall be limited to 13,500 square feet in floor area.
The site shall be developed in accordance with the approved site plans on
file in the Planning Services Department and the conditions contained
herein.
Revised site plans and building incorporating all of
approval shall be submitted to the Planning Services Department prior to
issuance of building permits.
Approval of this request shall not waive compliance with all sections of the
Zoning Development Code and all other applicable City Ordinances in effect
at the time of building permit '

and streets as required by the Planning Services Department.
Prior to any use of the project site or business activity being
thereon, all conditions of approval contained herein shall be completed to

development, the applicant shall pay development fees at the established
rate. Such fees may include, but not be limited to: Building and Grading,
Permit and Plan Checking Fees, Landscaping Plan Check and Inspection Fees,
Water and Sewer Service Fees, and school fees. These fees shall be paid
prior to building permit '
9. This approval shall become null and void if building permits are not issued
for this project within one year from the date of project approval.

B. PARKING AND VEHICULAR ACCESS
1. All shall have a minimum width of 30 feet and shall be designed as
