That the proposed development encourages the orderly and appearance of and property within the City through its con- sistency with the SPPC plan which provides high standards for develop- ment throughout the 2,500 acre planned Section 3: City Council Decision: Development Review 88-19, for which plans are on file in the Planning Services Department, is hereby approved subject to the following conditions: Within 30 days of approval The applicant shall submit in writing that all conditions of approval have been read and understood. No. P- 89-44 Page 2 APPLICANT SHALL CONTACT THE DEPARTMENT OF PLANNING SERVICES REGARDING COMPLIANCE WITH THE FOLLOWING CONDITIONS: A. SITE 1. The building on Lot 10 shall be limited to 13,500 square feet in floor area. The site shall be developed in accordance with the approved site plans on file in the Planning Services Department and the conditions contained herein. Revised site plans and building incorporating all of approval shall be submitted to the Planning Services Department prior to issuance of building permits. Approval of this request shall not waive compliance with all sections of the Zoning Development Code and all other applicable City Ordinances in effect at the time of building permit ' All roof app including air conditioners, shall be lly integrated, shielded from view and sound buffered from adjacent properties and streets as required by the Planning Services Department. Prior to any use of the project site or business activity being thereon, all conditions of approval contained herein shall be completed to the satisfaction of the Director of Planning Services. The applicant shall comply w th the latest adopted Uniform Building Code, Uniform Code, Uni orm Plumbing Code, National Electric Code, Uniform Fire Code, and all o her applicable codes and ordinances in effect at the time of building perm t ' For a new or industrial development, or addition to an existing development, the applicant shall pay development fees at the established rate. Such fees may include, but not be limited to: Building and Grading, Permit and Plan Checking Fees, Landscaping Plan Check and Inspection Fees, Water and Sewer Service Fees, and school fees. These fees shall be paid prior to building permit ' 9. This approval shall become null and void if building permits are not issued for this project within one year from the date of project approval. PARKING AND VEHICULAR ACCESS 1. All shall have a minimum width of 30 feet and shall be designed as alley aprons. 2. All parking spaces shall be double striped. C. LANDSCAPING A detailed and irrigation plan shall be submitted to and a proved by the Planning Services Department prior to the issuance of buildin per- mits. Landscaping and irrigation for the first ten feet of the stre t front- ages along Stowe Drive and Brookprinter Place shall be wi h the landscape plans prepared for Pomerado Business Park by VTN approved anuary 12, 1988 (these plans are on file in the Planning Services Department). 2. The landscape plan shall include generous planting of both trees and large shrubs along the western property line of Lot 10. 3. The driveway and mounding. shall be accented with groupings of trees and shrubs 4. A minimum of one 15 gallon tree shall be included for every three stalls in the parking area. 5. All landscaped areas shall be ~ in a healthy and thriving con- dition, free from weeds, trash, and debris. EXISTING STRUCTURES - NONE G. ADDITIONAL APPROVALS REQUIRED - NONE APPLICANT SHALL CONTACT THE PUBLIC SERVICES DEPARTMENT REGARDING COMPLIANCE WITH THE FOLLOWING CONDITIONS: H. GRADING Grading of the subject property shall be in with the Uniform Building Code, City Grading Ordinance, approved grading plan and geotech- nical report and the South Poway Development Standards. All slopes shall be 2:1 unless approved by the City Engineer.
