RNIA A OV N VARIA~C 89-07 ND MI D V LOPMEN EVIEW 8 -91 ASSES 0 'S P RCEL NU ER 321- 40-09 WHEREAS, Variance 89-07 and Minor Development Review 89-91, submitted by Stephen and Patricia Cook, applicants, request a 34 foot reduction of the required 50 foot rear yard setback area for the of a two story single family at 14116 Donart Drive in the Rural zone; and WHEREAS, on June 13, 1989, the City Council held a duly advertised public hearing to solicit comments from the public, both pro and con, relative to this application. Section 3: City Counc'l The City Council hereby approves Variance 89-07 and Minor Development Review 89-91 subject to the following conditions: Within 30 days of approval: {1) The applicant shall submit in writing that all conditions of approval have been read understood; and (2) the property owner shall execute a Covenant on Real Property. APPLICANT SHALL CONTACT THE DEPARTMENT OF PLANNING SERVICES REGARDING COMPLIANCE WITH THE FOLLOWING CONDITIONS: 1. Site shall be developed in accordance with the approved site plans on file in the Planning Services Department and the conditions contained herein. A grading plan in with the Uniform Building Code and City Grading Ordinance shall be reviewed and approved by the Departments of Planning and Public Services prior to issuance of building permits. APPLICANT SHALL CONTACT THE DEPARTMENT OF SAFETY SERVICES REGARDING COMPLIANCE WITH THE FOLLOWING CONDITIONS: Roof covering shall meet Class A fire retardant testing as specified in the Uniform Building Standards No. 32-7 for fire retardant roof covering materials, per City of Poway Ordinance No. 64.
