WHEREAS, Develo ment Revi w 89-05, submitted by Allen Jaffe, applicant,
requests approval o of five industrial buildings totalling 55,004
square feet on Lot , Map 117 2 located north of Stowe Drive ~ 1,200 feet west
of Iavelli Way, in he South oway Community Plan area; and
WHEREAS, on June 27, 1989, the City Council held a hearing on the above-
referenced item.
NOW, THEREFORE, the City Council does hereby resolve as follows:
Section 1: E Finding :
The City Council finds that the previously certified EIR and Subsequent EIR
for the South Poway Planned Community adequately addresses the impacts of
this development review application.

General Plan and the South Poway Planned Development

APPLICANT SHALL CONTACT THE DEPARTMENT OF PLANNING SERVICES REGARDING COMPLIANCE
WITH THE FOLLOWING CONDITIONS:
A. SITE DEVELOPMENT
Any equipment located outside of the buildings must be surrounded by
screening walls which are as high or higher than the equipment and architec-
turally integrated with the main building.
2. All work other than loading and unloading must be done within the walls of
the buildings.
3. Site shall be developed in accordance with the approved site plans on file
in the Planning Services and the conditions contained herein.
Revised site plans and building elevations incorporating all conditions of
approval shall be submitted to the Planning Services Department prior to
issuance of building permits.
All roof app including air conditioners, shall be ly
integrated, shielded from view and sound buffered from adjacent properties
and streets as required by the Planning Services Department.
Prior to any use of the project site or business activity being commenced
thereon, all conditions of approval herein shall be completed to

PARKING AND VEHICULAR ACCESS
All parking lot landscaping shall consist of a minimum of one 15 gallon size
tree for every three parking spaces. For parking lot islands, a minimum 12
inch wide walk adjacent to parking stalls shall be provided and be separated
from areas by a six inch high, six inch wide portland concrete
cement curbing.
Parking lot lights shall be low pressure sodium and have a maximum height of
25 feet from the finished grade of the parking surface and be directed away
from all property lines, adjacent streets and residences.
All two-way traffic aisles shall be a minimum of 24 feet wide and emergency
access shall be provided, free and clear, a minimum of 24 feet
wide at all times during in accordance with Safety Services

All parking spaces shall be double striped with at least 60 percent st ndard
stall spaces {8.5' x 18.5') and up to 40 percent compact stall spaces 8.5'
x 15'). Standard stall sizes may be reduced to 8.5' x 16.5' with two eet

met. The Noise Ordnance sets 70 decibels as the applicable limit for one
hour average sound evel for industrial zones (see City of Poway Municipal
Code Section 8.08.0 0).

Civil Engineer shall be submitted for approval by the Director of Public
